Benjamin, Knox County, Texas Land For Sale - 640 Acres

Situated between the 100,000 acre Spikebox Ranch and the 20,000 acre Hamilton, the Bar Five Ranch is very private and has minimal hunting pressure. The property has lots of cover for wildlife, as well as good farm land.

Dutchman Creek cuts the south corner of this section, and a one+ acre water tank regularly catches runoff there. There are four other tanks on the property, two of which are also over an acre in size. The ranch has a... more waterway system running through the middle that channels rain to these different tanks. There are also numerous sloughs on the edge of the fields and pastures, which could be dug out to hold more water too.

Of the total 640 acres, approximately 230 is in native pasture, consisting of tall grasses, hackberry trees, and mature mesquite. Of these 230 acres, 65 is in very dense brush that provides a bowhunting terrain. The remaining 410 acres of the ranch is in dryland cultivation. The fields vary in size - 50, 70, 90, and 200 acres - and are currently planted in haygrazer. The 50 acre field has pasture on two sides of it and a couple of ponds on its edge; this field in particular would be ideal for planting sunflowers for a dove hunting plot. The fields are capable of growing winter wheat, hay, or could be put in a mixture of wildlife grasses to help develop the bobwhite population.

In addition to bird hunting, the Bar Five also has whitetail deer and feral hogs. This land has not been hunted in several years and is prime to be developed. The terrain is flat, but in the distance there are bluffs and hills, rolling on to west Texas. The ranch is surrounded by lots of farm land, so game naturally stays close to the cover on the property.

In addition to hunting and farming, it is suitable to raising cattle as well. The current owner has used the ranch for rotational grazing and has only kept livestock on it for a few months at a time. By not overgrazing the pastures, the native grasses have remained healthy and continued to flourish and grow.

Improvements to the ranch include an excellent five-line, barbed wire fence around the perimeter, solid cornerposts, and a set of pipe working pens. Next to the pens is an old wooden barn that would be good for storing cake sacks or square bales. It could also be used to park an ATV, with minor work done to it.
