Goodlett, Hardeman County, Texas Agricultural/Ranch For Sale - 160 Acres

This tract would make a great place to run a small cow/calf herd or gain cattle operation. It has many improvements and is ready to use as-is.

The property has an excellent five-line, barbed wire fence around its perimeter, with metal T-posts and reinforced corners. There are two metal single-gates and one metal double-gate; the gates are located at SW, NW, and NE corners. The ranch has frontage on two county roads and is just a couple of miles north of Hwy 287.

A rural water meter is already in place on the west side, and a spout on the fence row is used to fill up a metal water trough. Two waterways run through the property, one on the north and one on the south. Either one of these would be a good place to build a large stock tank. An old water tank sits in the northeast corner of the ranch, which will hold water when it rains.

The property has 160 +/- acres of ag-use land, 30 acres of which are in improved bluestem grasses. Antoher 25 acres is in native pasture, with the balance of the ranch (105 acres) in dryland cultivation. The fields are currently being used to grow wheat for winter grazing for the livestock.

In addition to farming and ranching, this property would also be a good place to build a home. Electricity is available at the road.

Asking Price: $1095/acre

Call agent Ben Belew at cell phone (940) 357-9940 for more details about this property.

Quanah, Hardeman County, Texas Land For Sale - 173 Acres

This property would be an ideal place to build a home and set up a horse or livestock operation. It comes complete with utilities already on the property, a rural water meter in place, and an electric water well. The ranch has an excellent five-line, barbed wire fence around its perimeter too.

The terrain varies from flat to rolling. The property has a good stand of native grasses throughout, as well as some thick mesquite cover and a few hackberry groves, which create a sense of privacy from most places on the ranch. There are also open grass pastures that could be tilled and put into various hay crops for livestock, or used for rotational grazing.

The ranch is located at the intersection of the paved FM 104 and FM 2363 in Hardeman County, approximately 10 miles west of the town of Quanah. There are three schools in Quanah, a hospital, several restaurants, and a rodeo arena. The tract is surrounded by other farms and ranches. One in particular, a 12,000 acre cattle ranch, borders the property on two of its sides.

Asking Price: $800/acre

If you are looking to retire to the country or just want a place to get away, this ranch is a nice opportunity to do so, and at an affordable price too. Call agent Ben Belew at cell phone (940) 357-9940 for more details and to view this ranch in person.

Quanah, Hardeman County, Texas Land For Sale - 20 Acres

20 +/- acres on Highway 287, located just outside of the city limits of Quanah, TX.

This is a busy highway in Texas that receives approximately 80,000 cars/day at this location in north Texas. This site would be excellent to build a commercial truck stop, gas station, or shipping warehouse. The property sits where 285 meets 287, which is the cut-off to go to Georgia Pacific's sheetrock plant just a few miles away. As such, the 20 acres is bordered on 2 of its 3 sides by well trafficked roads.

The city of Quanah is centrally located within 200 miles of Dallas/Fort Worth, Oklahoma City, Amarillo, Lubbock, and Abiliene. Hwy 287 runs from the DFW metroplex to Amarillo and on through to New Mexico.

Asking Price: $7500/acre, or $150,000

Call agent Ben Belew for more details.

Quanah, Hardeman County, Texas Land For Sale - 158 Acres

This ranch, located just a couple of miles northwest of the city of Quanah, is suitable for both whitetail deer hunting and livestock ranching. The property is approximately 50% mesquite cover and 50% open grassland.

The grasses on the ranch consist largely of tall bluestem, which create good bedding for deer too. The properties surrounding the Cornerpost Ranch on the north and west have very dense thickets; to the east is a wheatfield, and to the south is a grass pasture. Lots of deer travel from the thick brush on the west through the Cornerpost to graze the wheat field on the east. There are plenty of open spaces on the ranch where 5-10 acre food plots could be put in as well, to help retain these deer.

A large water tank sits off of a creek wash running through the southwest section of the ranch. This tank holds water most of the year due to the runoff it catches from the creek. The dove hunting is good around the tank, and it also pulls in deer. The creek channels runoff to the livewater South Groesbeck Creek, which lies just one mile west of the ranch. The Groesbeck Creek region is known for its good deer population, and this tract benefits from it.

There is a water well on the east side, with an electric sub pump. A utility meter is already in place, and rural water is just 1/2 mile down the road, which makes this ranch a good place to build a home too. Other improvements include perimeter fences and public road frontage on two sides.

The Cornerpost Ranch is a good combination of classic Texas ranching and whitetail deer hunting. As a bonus, the owner is willing to convey part of his mineral rights too!

Asking Price: $1200/acre

Call agent Ben Belew at cell phone (940) 357-9940 for more details and to view this ranch in person.

Medicine Mound, Hardeman County, Texas Land For Sale - 2820 Acres

This broad ranch consists of four large sections, plus a river bottom of exceptional beauty. From mesquite thickets and ravines to towering hardwoods and open pastures, the Choctaw Ridge Ranch is as diverse as it is impressive.

The ranch is very private and is surrounded on its north and west sides by a 10,000 acre cattle ranch and on its east by a 1,500 acre ranch. The property has no public road frontage; you enter the ranch on its north end, from a deeded easement coming through the 10,000 acre ranch. This ensures no road hunters or poachers will disturb your game.

The hunting on the Choctaw Ridge is outstanding, with some of the largest whitetails in the tri-county area coming out of this region. A non-typical buck scoring 173 was shot on it in 2005. Several 140-150 range deer have been taken as well. The property has been strictly managed by the current owner, with only four year olds and up being harvested. Only 3-4 bucks per year are taken off of the ranch. While whitetails are predominant, mule deer are slowly migrating east along the Pease River valley in Hardeman County, and there is a defined mule deer season here too. Other wildlife on the ranch includes turkey, duck, geese, quail, dove, hog, bobcat, and coyote. Lots of roosting areas, plum thickets, and dense brush provide ample cover for the ranch's wildlife.

There's plenty of water on the Choctaw Ridge Ranch. Its south border meanders along the Pease River, a live water stream that travels for approximately 54 miles through five counties in northwest Texas. The Pease carries channel catfish and is also a flyway for the migrating ducks and geese. Approximately five water tanks are scattered throughout the ranch, and there is a water well on the north border too. The landscape has lots of ravines and draws in the top two sections, which provide the potential to form some very large lakes (10-100 acres). There are creek washes all throughout the ranch that carry water down to the Pease River when it rains; ponds can be built off of virtually any of these washes as well. There is also a deep slew in the southeast region of the ranch.

An assortment of trees and grasses fill the property. On the north end is a 110 acre cultivated field, which is currently sewn in winter wheat. This field winds around the ravines and has lots of nooks and pockets, where alternate food plot systems could be established. At the south end of the field is a large bluff (hence the name "Choctaw Ridge Ranch"), which carries your eyes past the main central pasture to the colorful river bottom below.

The central pasture consists of stubby mesquite brush and bluestem clumps. The ranch's cross fences intersect here, and there is a trap in place for gathering cattle. The central pasture blends out to the west, east, and south into dense thickets of mature mesquite and hackberry trees. This section of the ranch creates excellent traveling and bedding areas for whitetails, and it was here that the 173 pt. buck was taken.

A little further south of this thick pasture, the ranch opens up to a lush river bottom, where bluestem and gamma grasses cover the ground and tall cottonwoods reach above the horizon. Wild plums are consistent throughout this whole area and not only provide great bedding areas, but are also a supplimental source of protein for the ranch's wildlife. There are a few areas along the river where small food plots have been carved out as well. Along the river, large chinaberry motts have grown into small forests and are ideal for tree stands and bowhunting.

Asking Price: $1050/acre

The Choctaw Ridge Ranch is a hidden jewel in this area and has been under the same ownership for over ten years.
