Benjamin, Knox County, Texas Land For Sale - 640 Acres

Situated between the 100,000 acre Spikebox Ranch and the 20,000 acre Hamilton, the Bar Five Ranch is very private and has minimal hunting pressure. The property has lots of cover for wildlife, as well as good farm land.

Dutchman Creek cuts the south corner of this section, and a one+ acre water tank regularly catches runoff there. There are four other tanks on the property, two of which are also over an acre in size. The ranch has a waterway system running through the middle that channels rain to these different tanks. There are also numerous sloughs on the edge of the fields and pastures, which could be dug out to hold more water too.

Of the total 640 acres, approximately 230 is in native pasture, consisting of tall grasses, hackberry trees, and mature mesquite. Of these 230 acres, 65 is in very dense brush that provides a bowhunting terrain. The remaining 410 acres of the ranch is in dryland cultivation. The fields vary in size - 50, 70, 90, and 200 acres - and are currently planted in haygrazer. The 50 acre field has pasture on two sides of it and a couple of ponds on its edge; this field in particular would be ideal for planting sunflowers for a dove hunting plot. The fields are capable of growing winter wheat, hay, or could be put in a mixture of wildlife grasses to help develop the bobwhite population.

In addition to bird hunting, the Bar Five also has whitetail deer and feral hogs. This land has not been hunted in several years and is prime to be developed. The terrain is flat, but in the distance there are bluffs and hills, rolling on to west Texas. The ranch is surrounded by lots of farm land, so game naturally stays close to the cover on the property.

In addition to hunting and farming, it is suitable to raising cattle as well. The current owner has used the ranch for rotational grazing and has only kept livestock on it for a few months at a time. By not overgrazing the pastures, the native grasses have remained healthy and continued to flourish and grow.

Improvements to the ranch include an excellent five-line, barbed wire fence around the perimeter, solid cornerposts, and a set of pipe working pens. Next to the pens is an old wooden barn that would be good for storing cake sacks or square bales. It could also be used to park an ATV, with minor work done to it.

Asking Price: $850/acre

The Bar Five Ranch is priced right for everything that is offers. Excellent wildlife cover, productive farm ground, and lots of water add to its uniqueness. Bordering the two large ranches totaling 120,000 acres is asset not held by many tracts in the area too. Give us a call to view this property in person.

Land Agents:
- Beau Byars, (940) 224-3183

Truscott, Knox County, Texas Land For Sale - 2750 Acres

The Blue Goose Ranch is a great hunting or cattle ranch. The ranch has approximately 2750 acres of land. The North Wichita River, a livewater stream, runs along part of the northern and eastern borders for over 2.5 miles. It is very private and is surrounded by ranches of 2000+ acres on the south and west sides, as well as across the river.

In addition to the ranch's frontage on the Wichita River, the property has other water features. There are four tanks on the property, all well-situated along draws so they catch runoff easily. Two seasonal creeks wind through the ranch too, before they merge with the Wichita. The north creek is called Black Top Creek, and the south, Buffalo Creek. Just one mile south of the ranch is Truscott Brine Lake, an 1800 acre lake built by the Corps of Engineers. You pass this lake on the way to the ranch, driving two miles along its high dam on the north side. It is very scenic, as well as beneficial to the area's wildlife.

Surrounded by large ranches, the hunting on the Blue Goose has little pressure. Whitetail deer roam the valleys and pastures, as well a solid population of feral hogs. The natural vegetation and cover along the creek bottoms create an excellent bobwhite quail habitat, and there are plenty of roosting trees for turkeys as well. The Wichita is a flyway for waterfowl, as well as mourning dove. This property has only been hunted lightly over the last decade, more for game control purposes than sport. The ranch has some places ideal for developing wildlife food plots too.

For lodging, there are two cabins in place. The main cabin has one bedroom, rural water and electricity in place, a bathroom with a shower, a kitchen, wood-burning fireplace, and a large covered, concrete porch. It has metal siding and a metal roof. The second cabin is an open floorplan bunkhouse and has electricity and an outdoor campfire area. Rural water lines are run deep into the heart of the ranch, and there are several locations suitable to building a house, if desired.

The property is cross-fenced into different pastures, and cattle have been rotated year around. There is county water for the cattle and wildlife throughout the ranch, held in large concrete water troughs. The current owner has 2500 acres on the south and 4000 acres on the west leased to run cattle as well.

The Blue Goose is priced right at only $1000/acre. Call Beau Byars at (940) 224-3183 to arrange a private tour of this ranch.

Knox City, Knox County, Texas Land For Sale - 2550 Acres

If you've been waiting for a quality Northwest Texas ranch at good price, this is it. The property has been in the same family for over 60 years, and their hard work and dedication to the land is evident in every cornerpost and fence stay. The ranch has approximately 2550 acres of land. The Salt Fork of the Brazos River, a livewater stream, forms the east border for almost 2.5 miles and is major asset to the property. FM 222 runs along the south border and provides easy, year-around access. The west side is bordered by large farms, and there is a 17,000 acre ranch joining the property on the north side. Through continual care and maintenance of the land, the owners have increased the wildlife numbers significantly. Large whitetails have been harvested, scoring into the B&C 180s. The owners have been diligent in the last few years to cull out the gene pool, and even brought in an outfitting company to assist them with the process. The ranch is cross-fenced into six different pastures, and cattle have been rotated year around. Keeping the seasonal grasses down, while allowing the brush to grow, has helped both the turkey and quail populations. Other native wildlife includes wild hog, bobcat, and coyote. Knox County has a designated season for javelina hunting as well. With eight water tanks scattered around the property, you don't have to drive far to run into one. Several are springfed and retain water when other tanks in the area empty during a drought. They vary in size, from 1 to 5 acres in size, and there are several places along deep draws where 10+ acre lakes can be dug out. The owners have stocked some of the larger tanks before and were able to grow some very large bass in them. These ponds are also excellent for duck hunting in the fall and winter. The ranch has productive farm land too, a total of 710 acres. There are four different fields (30, 90, 90, 150, and 350 acres in size). The 30 acre field is surrounded on all four sides by dense thickets and is an ideal place to develop wildlife food plots. Per the owners, it is common to see over fifty deer on this field in the evening. The ranch has a flat to rolling terrain, with a few steep escarpments and bluffs. The elevation levels change 100' across the property. Views stretch out for miles from some of the bluff points. To the west, you can see the large plateaus of the historic 6666 Ranch, protruding through the horizon. The central pasture has a very thick cover of mesquite and cedar trees. Hackberry and elm are scattered throughout the ranch too, and many parts have excellent plum thicket stands. There are a variety of native grasses and seed-bearing plants too, with minimal prickly pears. This is a great opportunity to own a piece of "old" Texas, surrounded by large, working cattle ranches and quiet, clear skies. The current owners live next door and will help an absentee owner manage and watch over the place, if desired. The ranch does not currently have a residence, but an adjoining 2 acre tract with a brick 3BD/2BTH house can be purchased separately. Asking Price: $1050/acre (Mineral rights are available at full price; there is currently no active production on the ranch, but there is some nearby.) A lifetime of developing and maintaining this ranch has produced a place you'll be proud to own. Call for more details and to arrange a private tour. Listing Agents: Beau Byars, (940) 224-3183 Ben Belew, (940) 357-9940

Benjamin, Knox County, Texas Agricultural/Ranch For Sale - 5230 Acres

Situated just south of the town of Benjamin, in Knox County, Texas, this 5,230+/- acre property boasts what all others cannot. With the southern border of this ranch meandering along approximately 10 miles of frontage on the South Fork of the Brazos River, this property is a wildlife Mecca. Trophy Whitetails find refuge in what one biologist termed as “the ideal mix of cover, vegetative browse, and travel corridors.” Although the ranch is in the infancy stage of a wildlife management program, it is not uncommon to see 140-150 class Boone & Crockett Whitetails. Over 1,300 acres of dry-land wheat fields serve as an “all-you-can-eat buffet” for the different populations of species that are truly spoiled by this readily-available food source. Wild hogs are numerous and add a 365-day dimension for the avid hunter who likes to get out and chase game all year long. Healthy populations of Rio Grande Turkeys can be found throughout the entire ranch. There is nothing like being on the river in early April to hear the chorus of over zealous gobblers sounding off as dawn breaks in hopes of attracting the most hens to their side of the pasture. Healthy populations of Bob-White quail are also scattered throughout the majority of the ranch. Perhaps the most amazing feature of Lago Grande River Ranch is the massive 500+/- (surveyed) acre lake that is known as “Lake Davis” to the locals within a several county radius. This lake has historically wintered tens of thousands of ducks and geese. You would be hard pressed to talk to a duck and goose guide within a hundred miles who does not know Lake Davis, and if he hasn’t had the privilege of hunting close by, he has likely wished he could. It is unnerving to be near the lake in the early morning hours, when the sun is just beginning to rise, and hear the spectacular thunder that 100,000 wings make as they lift off the water and head to the many food sources that can be found within 10 miles in every direction. A local hunting guide, who has hunted the area for more than twenty years, says it is not uncommon on any given morning during the winter months to witness over 100,000 geese depart their Lake Davis roost. To the goose hunter, it is the epicenter of west Texas waterfowl. For the duck hunter, there is unbridled potential to create the finest wetland habitat in all of west Texas. With over 2.2 miles of sloughs, which are fed by the tail-waters of Lake Davis, a future owner could create a series of flooded marshes that would make what a well-respected wildlife consultant (who specializes in wetland habitat design and mitigation services) said could be “the best he has ever seen .” By just flipping an electric switch during the dryer months, water can be pumped directly out of Lake Davis, through a series of underground irrigation pipes, to flood newly planted fields of attractants such as: Barn Yard Grass, Millet, Smart Weed and other food sources at the exact times when the soil temperatures are ideal for the best chance of attaining higher yields of output. You cannot have a place called “Lago Grande” without talking about some big fish. A bass in excess of 14 lbs. has been retrieved from the deep waters of Lake Davis, and it is rumored that at one time, the lake was the scene of a state-record Crappie. Anyone who sees this majestic body of water would be hard pressed to think that it would not be possible for a record holder to come out of the deep clear water. Huge Catfish are also the norm and are legendary among the locals. If you appreciate special places, are an avid outdoorsman or woman, enjoy hunting, fishing, and just being among God’s creations, it does not get any finer than this. Lago Grande River Ranch is truly “THE ONLY ONE OF ITS KIND!!!”
