High Plains Region, KS
LandWatch showcases hundreds of land listings and rural property for sale in Kansas's High Plains region, including farms, ranches, land for homesites, land auctions and more. Based on recent LandWatch data, the High Plains region of Kansas ranks second in the state for the total amount of land currently for sale. Internal data lists $285 million of rural property, ranches, farms and hunting land for sale in High Plains region, an increase over last month in terms of overall dollar value. These land listings represent a combined 125,999 acres of land and other rural acreage for sale in the region. The average price of land and ranches for sale here is $393,475, a 3 percent reduction compared to last month.

The High Plains region of Kansas encompasses the western portion of the state, and borders Nebraska to the north, Colorado to the west and Oklahoma to the south. The largest cities in the region include Ulysses, Colby, Dodge City, Hays and Garden City. High Plains refers to the western region of the Great Plains, and covers not just parts of Kansas, but several other neighboring states, to the Rocky Mountains. Agriculture dominates the region, in the forms of cattle ranching and crop growing, specifically wheat, corn and sunflowers. The area is quite arid and it is necessary to utilize dryland farming methods or irrigation. Some areas also have petroleum and natural gas deposits.

There are nearly 20 state parks and wildlife areas in the High Plains region, most notably, Cedar Bluff Reservoir State Park, State Park and Wildlife Area, Clark State Fishing Lake and Wildlife Area, Meade State Park, Prairie Dog State Park, Scott County State Park Dam and Webster State Park. National parks include Cimarron National Grassland and Kirwin National Wildlife Refuge. Western Kansas is rich in frontier history, with sites such as Fort Larned National Historic Site, Cottonwood Ranch State Historic Site, Fort Hays State Historic Site, Big Basin Prairie Preserve, Fort Dodge Museum, Fort Wallace Museum, Nicodemus National Historic Site and Boot Hill Museum. The region is also known for its unique and quirky "roadside attractions, " such as Monument Rocks National Landmark and Buffalo Bill Bronze Sculpture in Oakley, Old West Sculptures in Hays, the Windsor Hotel on the National Register of Historic Places, and several sites in Dodge City, including a well-known Cowboy Statue, Liberty Garden, several Stan Herd murals, and more. The only state university located in this region is Fort Hays State University. There are a handful of other private and community colleges, including Barclay College, Colby Community College, Dodge City Community College, Garden City Community College, North Central Kansas Technical College, and Seward County Community College.

Finney County is located in the middle of the High Plains region in Western Kansas. It was named in honor of Lieutenant Governor David Wesley Finney, who served in the late 1800s. It is the second largest county in the state by area. Garden City is the largest city and is the county seat. Holcomb is another city in the county, and there are less than 20 other townships and unincorporated communities. Garden City Community College is in this region. Some attractions in the county include the Lee Richardson Zoo, the largest zoological park in Western Kansas, Finney County Historical Museum, the Buffalo Game Preserve, with one of the largest herds of bison in the world, and the historic Windsor Hotel. The economy of the county is largely driven by agriculture, with several feedlots and grain elevators around Garden City, and there is also an ethanol plant there which utilizes a large amount of grain.

Ellis County is located in the eastern part of the High Plains region in Western Kansas. Hays is the largest city and the county seat. Other cities are Ellis, Schoenchen and Victoria and there are less than 20 townships and unincorporated communities in the county. Fort Hays State University and North Central Kansas Technical College are located in the county. Some attractions in Ellis County include the Cathedral of the Plains, in the National Register of Historic Places, Historic Fort Hays, RPM Speedway, the Sternberg Museum of Natural History, Ellis County Historical Society, Ellis Railroad Museum and annual events like the Ellis County Fair and Wild West Fest, which takes place in July. The county is located midway between two large fishing lakes, Cedar Bluff Reservoir, known for excellent striped bass and smallmouth bass fishing, to the west, and Lake Wilson, known for its black bass, bluegill and catfish angling, to the east. Ellis county is the "Pheasant Capital of the World, " as it is considered one of the top three pheasant harvest states in the country, and also for excellent prairie dog, coyote, quail, waterfowl, prairie chicken, wild turkey, antelope and deer hunting.

Seward County is located in the southern part of Kansas's High Plains region, and borders Oklahoma to the south. It is named for William Henry Seward, an American politician and Secretary of the State under Abraham Lincoln. Liberal is the largest city and the county seat. Kismet is another city in the county, and there are three other townships. Seward County Community College is the only higher education institution in the county. Some attractions include the Mid-America Air Museum, with the nation's fifth largest collection of military and civilian aircraft, and has many hands-on aviation science exhibits. The Coronado Museum, is named for the explorer searching for the "Seven Cities of Gold", and features items used in the settlement of the territory during the Wild West. Dorothy's House of the Land of Oz draws fans of the classic movie, and the newly renovated Rock Island Depot, on the National Historic Registry. Liberal is a leader in the convention industry with meeting facilities to accommodate 2,000 visitors. Seward County Activity Center can accommodate any type of convention and has hosted delegates from the oil/gas industry, insurance industry, state government and state-wide civic organizations. Other industries in the county include agriculture, specifically cattle feeding operations, dairies and corporate pork production, and also oil and gas field development. The county is an "enterprise zone, " which offers job creation tax credits and sales tax exemptions. Situated near the borders of Oklahoma, Colorado and Texas, Liberal is on a major truck route across the country, and with many of the nation's biggest trucking lines developing permanent stations to provide driver rest and equipment turnaround points.
