Here is straight information about 17279 Aura Rd, which I love, but Im getting old and its 40 miles away from where I live, so it just isnt going to serve the purposes for which I bought it.
Its either 8.64 or 8.71 acres, Im not sure which, numbers based on GPS data and calculated by land survey software.
It has a thousand feet of frontage on Aura Rd, a paved, year-round county road with power lines and decent cell signal.
Its 7 miles from the village of LAnse (grocery store, restaurants, schools, post office, etc.) Its three quarters of a mile from the shore of Pequaming Bay. Its one mile from the Bella Vista Tavern.
It contains three distinct microclimates. 1) Several acres on the west side are a dense stand of hemlocks. 2) The acres on the east side are aspen, poplar, oak, birch, and maple with some evergreens scattere...

The creek is damp in the dry months but flows clean most of the time. There are two clearings in the middle of the property; those and a few other places would make good house sites.
There is the stone foundation of an old homestead by the main road, in the center of the property, which cannot have been inhabited for forty or fifty years. There is a two-pipe well near the house. On the close-up view attached, there are two dirt roads. The longer one was cut just last year; both are marked in brown. Creek/ravine is marked in blue.
The property is very quiet. It backs up to 700 of acres of reservation land. I have found that the ravine backed by the reservation land has made this a safe place to shoot. I only hunt turkeys and small game, but there are plenty of deer.
I would prefer a straightforward sale, of course, but I know times are hard, and someone did a favor like this for me once, so with an asking price offer, I would consider a contract (20% down, 4% interest on the rest over three or five years). The asking price is below the midpoint the current Zestimate range on Zillow. The Zillow listing also has pictures, so I didnt take new ones. Property is for sale as is. The only scar of any sort is an old camper resting on sawhorses overlooking the ravine at the back of the property. Previous owner used it as a deer stand. I was going to chop it up and salvage materials, but my son said he could make it habitable and he cleaned it out but never got any further with it.
