Great hunting tract and timber investment in a perfect location! This 34-acre tract has county road frontage, a nice creek, planted Longleaf pines and mixed hardwoods. It is conveniently located in west Dale County, less than 15 minutes from Fort Rucker and 10 minutes from Ozark. Easily accessible but secluded, the tract has over 1700 feet of frontage on County Road 237 (named Henry Pruitt Edgar Sr. Road) which is a dead-end, dirt and gravel road. With just one landowner past this property at the end of the dead-end road, there will be little vehicular traffic. It is surrounded by agriculture land and more timber, and has plenty of deer and turkey.

The tract has approximately 24 acres of Longleaf pines that were planted in 2016. The balance of the tract is a mix of naturally regenerated, mature pines and hardwoods. The Longleaf pines were planted through the NRCS Environmental Quality Incentives Program (EQIP). The new owner will receive all the benefits and proceeds from the thinning and eventual harvest of the trees but must agree to allow them to continue to grow until they are at least 15-years of age. These trees, which will remain in the grass stage for a few years, appear to have had a strong start and look very healthy. Longleaf pine, the predominant native pine tree in the southeast when the country was settled, is a hearty, drought-and-fire resistant species that flourishes in this area of the state. Properly managed, the Longleaf pine straw is in high demand and could potentially be used as an additional source of income in the future.
Surrounded by other wooded tracts, the CR 237 tract is unrestricted property in a nice rural setting. The creek and shape of the land provide an ideal location for a nice pond. If you would like to build a camp, there is plenty of good, level, usable ground and power is available at the road.
This would be an excellent tract to start your timber portfolio!
