This 6-section ranch has 941.3 acres of farmland including 374.2 acres of CRP. The rangeland is well watered and has a good turf that includes both Blue Grama and Sideoats Grama and is free of brush. The rangeland is divided into four pastures that include a two-section pasture with two windmills, a one-section pasture with one windmill, an 877-acre pasture with a domestic well equipped with submersible electric motor and pump and a 135-acre horse pasture. The windmill water is shallow with mills on the west side of the ranch pumping from a depth of approximately 20 ft. The perimeter fencing is good to excellent and the cross fencing is decent. One and one half miles of new fencing has all steel posts whereas the older fencing has mostly cedar posts. A good set of cattle pens is on the west side of the ranch.

Three Reinke ¼-mile center pivot sprinkler irrigation systems that are approximately 15 years old water 125 acres each. There is another pivot point that would allow the use of a fourth ¼-mile sprinkler to windshield wipe a partial circle of approximately 80 acres. Four irrigation wells that are from 100’ to 160’ deep have turbine pumps and natural gas motors (one of these wells needs pump work in order to use). The owner reports that these wells produce approximately 100 gpm but that a fifth well was recently deepened to 260’ with the pump set at 250’ and produces approximately 400 gpm. A neighboring well across the road to the north is reported to be 400’ deep and produce approximately 400 gpm. The sprinklers are each nozzled for 600 gpm and operated one at a time. The wells and pivot points are connected with 8” high-pressure underground plastic line. The CRP contract has an annual rental rate of $31.38 per acre until September 30, 2017.
The ranch is joined by the Rita Blanca National Grassland on three sides which enhances its open, spacious vistas and limits the possibility of any nearby irrigation development. Two flat alkali lakes near the middle of the west side often have water from the very shallow ground water formation. Two different elevations on the south part of the ranch with the higher level being on the east side away from the lake and a small canyon in its southeast corner add interest and beauty to its terrain.
A paved road (FM 296) runs on the west and north sides of the ranch and connects with US Hwy 87 to the west and with US Hwy 385 to the east. Three-phase electric service is available along the north side of the ranch. Approximately 5 acres of land with a house and barn on the north side of the ranch are excluded from the sale.
