Good quality tillable land located in north central Decatur County. The south portion has been farmed for several years. The north portion was farmed in 2011 for the first time in many years. This land has been part of a cattle operation and the south part particularly has had plenty of manure applied. The fertility is reported to be high and the land productive. The land is being sold by the owner of the larger tract to the west which includes the feedlot and is being operated in conjunction with this land in 2011. The owner was reportedly offered $175/acre for this land prior to the 2011 crop season. Seller would like to retain rights to apply manure if necessary. This would be a benefit to the land if manure is applied at a reasonable cost. The offset to fertilizer cost is a real plus for the owner and/or operator but also the organic matter is what is most beneficial by improving water holding capacity and improving soil tilth.
