1. Only sealed bid, cash lump sum written offers will be accepted. Bids may be mailed prior to the sale or delivered to the office of Carolina Land and Home Realty, LLC located at 1309 West First St. Ahoskie, NC 27910. All bids will be opened on Friday, July 12, 2024 at 12:00PM. The seller reserves the right to reject any and all bids and award the bid in the manner deemed in their best interest.
2. Notification of acceptance or non-acceptance will be within 24 hours. Closing will be completed within 45 days of the sale. A deposit of 10% of the bid price will be required of the successful bidder upon acceptance of offer with the balance at closing.
3. Sellers will pay for deed preparation, revenue stamps, and sellers agent fees. Buyer will bare expense of title search, title insurance, deed recordation, and all other costs of the sale.
4. Possession will be given at time of closing. The farmer has the right to harvest crop until the end of 2024.
5. All real estate ad valorem taxes for the current year will be prorated at closing.
6. The seller requires that a use value tax application be signed by the successful buyer transferring the use value tax treatment with the property within 60 days from date of closing.
