ACREAGE: A total of 3,660 acres deeded and over 9,000 acres BLM permit property
adjoining on the East line. 2,600 acres irrigated including 1,800 acres of sloping
irrigated pasture, most of which has scattered juniper trees providing shade and
protection for livestock, and 810 acres in level hay land. The balance of the deeded
land is in the 390 acre Gift Butte, 140 acre Three Mile Reservoir and other tree
studded foothills which provide good spring range, loafing or feeding area.
TOPOGRAPHY: The ranch consists of a huge level valley at 4,157 ft. elevation gently
sloping up to the East and Southeast. Gift Butte located along the East Langell
Valley Road just south of the improvements rises to an altitude of 4,474 feet.
IRRIGATION: A total of approximately 2,610 acres water rights to flood irrigate
from a system of five reservoirs with combined capacity of 20,000 acre feet of ...

water. This is free water and only a minor amount of pumping is needed to
recirculate the water and to pump to the higher ditches. This ranch has all the
water rights to this system. An additional 71 acres of water is furnished by Langell
Valley Irrigation District.
CAPACITY: It is estimated that the ranch will conservatively carry 700-800 head
ranch depending on weather, management, mother nature, etc. and last year
harvested 1625 ton of hay. The present owner has and continues to improve
various aspects of the ranch and the capacity will most likely continue to improve.
GRASSES: Both the hay land and the irrigated pastures are a mixture of very strong
grasses including Timothy, Meadow Foxtail, Bluegrass, some Alta Fescue, White
Dutch Clover and Red Top Clover. The dry land range grass includes Bluebunch
Wheat Grass, Blue Grass, Cheat Grass, Needle Grass and Idaho Fescue
BLM PERMITS: A spring Permit from April 21 through June 21 for 180 pair. The
permit property adjoining the east boundary of the deeded land, lays on a bench
above the ranch and consists of rolling tree covered land and meadows mostly in
the 4,800 feet to 4,900 feet elevation. This area includes the 200 or 300 acre
Bumphead Reservoir also part of the irrigation system and several springs, etc. for
stock water.
IMPROVEMENTS: Excellent improvements in very good condition, most of which
have nearly new enameled metal roofs. These include an owner home of colored
masonry construction with over 3,000 sq. ft., 4 bedrooms, 3 baths, new carpeting,
oversized double garage, and beautiful yard. Managers home with 2,260 sq. ft.
recently remodeled and features a huge master bedroom/office suite, a lot of oak
cabinetry and 3 bedroooms with 3 baths. Out buildings include a potato cellar with
concrete floor used as the shop, and storage, stock barn with inside squeeze, etc.
new calving barn, bunkhouse/office, 2 pole barns, good corral system with heavy
post, wood rails, some wind breaks, newer steel chute and digital scales. There are
also two mobile homes for hired help.
