Atop the mountain you will find a mix of berries such as black berries, huckle berries, wild plums and black haw trees that produce edible fruit for the wildlife. There is also good grass for deer. There are two planted plots of grain for deer. There is a wide assortment of hardwood trees native to SE Oklahoma and there is an estimated 30 acres of pine timber suitable for harvest. The timber increases in tonnage each year, so the value will be increasing subject to market value of timber and any point in time. The timber industry is one of the leading economic factors in SE Oklahoma.

COMMENTS: Beautiful mountain-top hunting and recreation property atop Poteau mountain. Numerous areas overview the valleys below and afford a panoramic view of the rolling mountains for many miles in all directions. This area in SE Oklahoma is characterized by rolling and heavily wooded mountains with creek or river valleys between the mountains. The wooded areas produce timber and in particular pine timber processed at the numerous mills in the area that provide this service for the industry. The Ouachita National Forest consists of 1.5 million acres of timbered lands. There are numerous large timber companies such as the Hudson Bay Company that owns many thousands of acres in the area. This tract of land joins Hudson Bay Company land. There is a road running atop the mountain in an Easterly/Westerly direction. This road is maintained by a gas company as there are several wells on top of the mountain. One such well is on this property. See pictures on our website of the well. In dry weather conditions the road is passable with a 2 wheel drive vehicle such as a pickup. During inclement weather conditions, it is best to access the land by a 4 wheel drive vehicle as there are 2 or 3 places in the road where you might get stuck. This would be a good location for a hunting or vacation cabin, but there are no utilities available so an off-grid setup would be required.
