This allows bidders to make or break a combination, ultimately allowing purchasers to bid only on the tract / tracts they want and allowing individual tract bidders the ability to defend their bids!

TERMS: Real Estate: Non-refundable 10% down day of sale & balance with deed on or before 30 days. 2024 property taxes paid by seller. Possession with deed. Timber: Non-refundable 10% down day of sale w/ signing of standard timber contract & balance on or before 30 days allowing 10 months for removal down to a 12-inch cut (measured 12 inches above the ground at the stump). Personal Property: Cash, cashier's check or local personal/business check (Must have I.D) OR debit / credit w/processing fee. All property is sold in AS IS and WHERE IS condition please inspect. ALL SALES ARE FINAL! A 10% percent buyers premium applies to everything. KY Sales Tax applies to personal property.
