Well Data: 2 irrigation wells being used to provide water to the pivot. Flow meters showed 150 & 300 gpm for a total of about 450 gpm on 9/01/20.

Location: This farm lies just east of Tract #5. From Hwy 281 & 70th Street go 1 miles east.
Legal Description: East Half, Southeast Quarter (E , SE ) except Tax Lots 2 & 3 in Section (17), Township Eight North (T8N), Range Nine West (R9W) of the 6th P.M. Adams County, Nebraska 68.91 acres more or less.
Description: This property has about 31.5 acres of non-irrigated cropland. There are also about 35 acres of native grass, trees, and creek. The terrain is severe and offers tremendous habitat and building potential. This is a property that is hard to find!!!

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 1, 2020 by cash, certified funds or a direct wire transfer to the closing agent. The 2020 and all prior taxes will be paid by the sellers. The buyer will be responsible for all subsequent taxes. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in as is condition.
Possession: Buyer has the right to full possession upon purchaser giving notice of lease termination to the 2020 tenant prior to December 31, 2020. This is per the current lease. Specific details available upon request.
