40 Acre Upper Michigan receational parcel for sale! This property is located in south-eastern Alger County, in Mathias Township in Michigan's Upper Peninsula. The wooded property nearly touches the Dexter Creek in its north-eastern corner. The Dexter Creek (known for Trout fishing) is a tributary to the East Branch of the Whitefish River. The Whitefish River is cold, swift and deep in the early spring, challenging canoeists and kayakers. During the summer the river becomes too shallow for canoeing. Two and a half miles south of Forest Road 2236, the two branches converge and flow past the bridge on US-2 and onto the public boat launch site at Rapid River. The river's waters exit into Little Bay deNoc of Lake Michigan. Much of the river is very remote, and it's one the U.P.'s largest rivers to support a good population of native Brook trout. Steelhead spawn in the gravel riffles located nearby, and you can also take Walleyes, Smallmouth bass, and White bass on this river. The closest town to the property is called Trenary, a name familiar to many in the Upper Midwest because of a food product from Trenary called Trenary Toast. Orders for this Finnish rusk bread, based on the original "korppu", are shipped all over the United States. A winter activity that is hosted by this town is the Trenary Outhouse Classic. Since 1993 this event is held on the last Saturday of February and brings in about 4000 spectators. Outhouse race participants (Aged 6 years to 50-and-Over) build outhouses of their own design mounted on skis. The outhouse must have a toilet seat, roll of toilet paper, and skis. Participants push the outhouse 500 feet and across the finish line. The race takes place on Trenary's main road and is a fun family event! The southern border of the property adjoins hundreds of acres of Corporate CFA Land for walk-in access for hunting, trapping, and fishing. One mile away are thousands of acres of Escanaba River State Forest Lands to explore. The parcel offered for sale is wooded. It is estimated to have about 10+/- acres of higher land in the north-eastern part of the property, with the balance being marshy lower land. There were many signs of deer on the property, and this is a great area for hunting Whitetail, Black bear, Waterfowl, Turkey, and Partridge. There is year-Round access and power is available on the County Road which runs along the northern border. If you are seeking a wooded get-a-way spot with lots of outdoor recreational opportunities in every direction, check this property out! Seller to consider land contract offers. MLS# 1094836
