First, a general introduction to cheap-per-acre-north-east-Arizona-land.
(I am not a professional realtor, and I am not a real estate company. I am just a single person selling a property in the west to get something in the east because this turned out to be too far from all my folks who are in the east.) I will tell it like it is.
All the land sold cheaply per acre in north-east Arizona is just about the same. All have red-ish, sandy/loamy soil in which a vehicle can get stuck. All the cheaper ones...
All the land sold cheaply per acre in north-east Arizona is just about the same. All have red-ish, sandy/loamy soil in which a vehicle can get stuck. All the cheaper ones are approached by (usually) well-maintained dirt roads. All have juniper trees and grasses. All have as a potential water source the Coconino Aquifer which can be anywhere from 50 to 300 feet down. (A water-well expert from Nielsen's Well Drilling said the well depth on my property would probably be 100 to 200 feet.) Wells run $10,000 to $15,000 depending on depth. Some people haul water or have it delivered. Water delivery is roughly $60 for 1000 gallons.

Summers are hot, hot, HOT and winters are brisk but with only some or little snow. Elevation of most of these lands is 5900 to 7500 feet or thereabout. Stars sparkle like diamonds and sometimes they are bright enough to read large print by.
Okay, now my property that is for sale in detail:
Gorgeous, old-west-like scenery, 72 whole acres of! That is $415.28 an acre. (415.28 X 72 = 29900 and I am selling it for 29900)
One can literally get lost on this land. Roughly over 800 feet wide (north-south) and over 1500 feet long (east-west), one almost cannot see the other end length-wise.
The property is rectangular with the width being just about twice the width.
I have been there and camped there a number of times. It is great hiking. I have not hiked all of it yet.
The property is completely secluded except for the public dirt road which is along the propertys east end. It has maybe 2 cars a day, all from a neighbor over the hill which is 700 feet away from the fence marking the southern side.
Having spoken with the older one there, he seems to be a nice guy and likes his seclusion. He will be no bother to you.
Unless you hike to the top of the hill which is just about where the fence (and property line) is, you cannot see this neighbor. Another neighbor is 1/3rd of a mile to the north and also over a hill. One cannot see or hear them. There is Bureau Of Land Management (BLM) land to the west. One may camp on or hike on BLM land. Just clean up after yourself and leave it as it was.
The property is fenced on the south side and the west side. Crawl through the fence on the west end and you are on BLM land.
The property has its own, what I call, The Miniature Grand Canyon. Starting from the north-east end, it meanders across the land westward and somewhat southward. It is 25 feet deep at the deepest. The western part of it can be used as a water source during the mid to late summer monsoon season.
Okay, so, land is land. It cannot break, it does not rot, does not rust, and nothing to break down. The vegetation is similar to other lands you will see advertised around here except I believe the per-acre-price is lower. And it is one of the biggest parcels.
Like many lands around here, access is via dirt road. (Paved-road-accessed properties are always somewhat to considerably more expensive.) I have no trouble getting to this land with my plain ol 2-wheel drive compact car (a 2016 Hyundai Elantra).
But one function that someone might hope the land can do is provide water. Ah good question. This is desert, or almost desert (semi-arid) so water is a million miles down? Surprisingly no. What makes a desert is lack of rain, not depth of water table. Sometimes the water table is quite close.
Before I made my decision not to live in the west, I consulted with Nielsen Water Well Drilling Services. Based on their considerable experience, they estimate depth of well to be 100 to 200 feet. That makes drilling a new well economically feasible.
The 2 neighbors pointed out before? Both have wells that are in the 100 to 200 feet deep range. One neighbor to the north, the other to the south, both with successful wells So the chances of drilling a successful, water-producing well are quite good.
The loamy, sandy soil has a great perk rate for a good septic system.
You may live permanently in a travel trailer or motor home so long as you install a septic system. That I found out from calling the Apache County office myself. So that is straight from their office, approximately January of 2021.
You can build a permanent home, place a mobile home, or just camp sometimes. It would make excellent ATV property, or horse riding. And certainly hiking and perhaps, dirt bicycle riding. (Or motorcross.)
My cellphone worked just fine while out there.
Okay, WHY am I selling it?
Too far from all my folks, quite simply. They are all in the east, mostly Florida. The few times I have traveled out there (for me it is out there. For someone from California, it is just a days drive), I spent 400 dollars or more for gasoline alone. And thats a compact car. And thats during 2020 when the price of gasoline went down for a while. And there are no convenient airlines airports to get to. Hotels and rental cars would make that expensive too. I want isolation but not THAT much isolation.
And so, regrettably, I have to sell the property and then find something in the east.
I enjoyed that land. My heavens, the stars! You can almost read by starlight. The land is 6000 feet above sea level so it is upwards toward space itself. There is unique spiritual energy. Navajo Indians are nearby. The land is only a few miles south of the Navajo Nation. The property is close to Roswell New Mexico. It is very close to a huge astrobleme called Meteor Crater National Landmark. And just the absence of people, big cities, traffic It is an area unlike any other.
