This 167-acre tract is made up of an area considered significant wildlife & inland waterfowl habitat along Little Beaver Brook and its associated riparian zone as designated by the Department of Inland Fisheries and Wildlife. There is approximately 6,000' of frontage on Little Beaver Brook. Of the 167 acres, approximately 34 acres are wetland/swamp, as noted by the Forester who prepared the Forest Management Plan. Another significant feature is the cedar forest type that makes up the wildlife/waterfowl portion of the tract. Signs of moose and deer were very evident.
This lot has been commercially harvested in the last 20-24 years, leaving behind a thriving young forest of smaller diameter trees with scattered large mature trees. Based on the Forest Management Plan prepared in 2021, the next harvest is recommended in 12-17 years.

Maine’s ITS 83 (Interconnecting Trail System) snowmobile trail is also part of Fire Road access and is very near the subject lot. The access road is not maintained in the winter, making for three-season access by vehicle. The property has no frontage on the public road; however, the deed includes a legal 66’ right-of-way (ROW) along 6 miles of a gravel road, sometimes referred to as Fire Road or Beaver Lane. There is no internal road on the property. However, the property is adjacent to the road, and all timber is reasonably accessible to the current access road. This land is classified under Maine's current use tax program - Tree Growth - providing for substantially lower taxes. Taxes for 2024 are $426.40. The full detailed Forest Management Plan prepared in 2021 is available and can be accepted in lieu of preparing a new one. The 2021 plan will need to be renewed in 2031. Note the town of Linneus has the tax acres as 174.

DIRECTIONS: From the Linneus/TA R2 WELS town line on Route 2A, continue North for approx 0.8 miles to the first major gravel road on the left (GPS coordinates 46.0076,-67.9784). This gravel road is approximately 2.75 miles South of the South Oakfield/Hodgdon Mills road intersection on Route 2A. Once on the gravel road, go past the gate and continue in a generally westerly direction for about 4 miles, then turn south for 1.7 miles to Beaver Lane on your left. Go 0.1 miles to the southwest corner of the property. The property is on your right as you drive up Beaver Lane and beyond.
