Have you ever wanted to build your own hunting paradise with the exact makeup you’ve always envisioned? Here’s your chance to own 31.47 acres of recreational land that is truly a blank canvas, ready to be fine-tuned to your vision. Don’t let the size fool youthis property is packed with opportunity.Tucked away at the end of a quality gravel easement road, the farm offers rare seclusion and privacy from neighboring hunters. Surrounded by crop fields and serving as the primary cover in the area, it creates a prime setup for waterfowl, deer, and upland game. Two drainage ditches run along the east and west boundaries, with full ownership of the west ditch. This consistent skinny water offers excellent waterfowl hunting opportunities throughout the season. With no conservation easements in place, you have the flexibility to add pit blinds, plant waterfowl-focused food plots, or even make improvements for boat access. Its proximity to the Missouri River, the Nebraska City Power Plant, and Loess Bluffs National Wildlife Refuge positions the property to attract migrating waterfowl at key times of the year.Deer hunting potential is strong, with abundant sign throughout the property and well-worn trails coming from adjacent crop fields into this thick bedding cover. Brushy habitat, willow pockets, and CRP acres also provide upland opportunities, while sunflowers and other native vegetation make for attractiveness to migrating doves in the early fall.In addition to its recreational appeal, the property generates reliable income. Currently, 7.9 acres are enrolled in CRP at $182.17/acre, providing $1,440 annually through September 30, 2028, under a CP23 program. Unlike many properties of this type, there are no restrictive easements, giving you maximum flexibility to shape it into your dream hunting retreat.Contact your local Whitetail Properties Land Specialist, Kyle Karcher, to schedule your private showing.
