TOPOGRAPHY: The ranch is located S.E. of Farris, OK within 2 miles of Muddy Boggy Creek. It has moderate small rolling hills, spring fed, that are made up of a rich sandy loam. All of the ranch is cleared except the spring and small stream bottoms which are lined with trees to impede erosion.

IMPROVEMENTS: The ranch is divided into 6 grazing units that range in size from 20 acres to 80 acres and is set up for rotational grazing year round. The predominate grass in the grazing pastures and the meadow is Bermuda grass. The meadow area that is reserved for hay is fed by a 100 year old spring and has never been grazed. This meadow has produced up to 200 round bales of hay even in recent years which has been extremely dry. It has maintained up to 125 pairs of beef cattle using the pasture rotation per year, but in the last 2 years it has supported 90 cow/calf pairs year around. All of the grazing units have their own ponds for livestock watering and have never been dry. All hay is produced from the meadow for the running capacity of the ranch. A metal barn is with 14 ft. walls and measuring approximately 30/40 feet is located adjacent to the livestock working area in the NW corner of Section 8.Adjacent and east of the barn is a hay storage area, adjacent to the county road, that can store 300 round bales of hay. The livestock working pens are located south and west of the barn and has 2 sorting pens that support the steel pipe corrals that contains 3 sort pens and 2 alleys for loading cattle or leading to working chutes that are in good working shape. The steel pens have concreted drill stem post and 1 sucker rod cross pieces. This livestock working facility is in excellent condition and ready to use on a daily basis. This ranch is presently in working use and has excellent fencing throughout with boisdarc brace post and corners with steel T post and 5 barbed wire fencing dominating the ranch. The weaning pen immediately adjacent to the working facilities has net wire and 2 barbed wire fencing for weaning calves.

FORAGE: Planted coastal Bermuda grass is the predominate forage throughout the grazing pastures as well as the meadow area.

CAPACITY: Grazing capacity for this ranch has been up to 125 cow/calf units for a 365 day rotation. It is currently maintaining 90 cow/calf units. The capacity has been reduced the last 2 years due to the extreme drought conditions that have existed. The grazing and management of the pastures have been excellent on this ranch.

WATER: All grazing units have farm ponds (up to 3/pasture) and most of the area is spring fed as described above for the meadow area. Small branches that cross the property are tree lined to prevent erosion and maintain water most of the year.

WILDLIFE: This is an extensively managed ranch set up for rotation grazing, but large populations of deer and wild turkey are located immediately south and east of the property with the land immediately south that is maintained by the selling family (not for sale) as a private hunting area.

UTILITIES: The barn and working facilities have electrical hookups and rural water is located on the north boundary of the property. The owners currently live on the property in a family home. The house and entrance is not a part of this listing.

DEVELOPMENT POTENTIAL: This is a currently operated rotated grazed beef cattle ranch that produces all of its hay for year round grazing of its capacity described above.

COMMENTS: All cattle will be disposed from the ranch in the spring of 2013. The ranch will be ready to received cattle and produce the forage to maintain its running capacity, immediately.
