The 2000 square foot house built in 2010 with 3 bedrooms, 3 bathrooms, 1 half bath is elevated with plenty of shelved storage and parking underneath. The camp has a fireplace, a smoker, a 22 KW Generac generator with automatic start, a 1,000 gallon propane tank, water well, solar panels (no electricity bills since inception) and sewer system with an elevator. The property also has two 40' shipping containers under outbuilding for storage, which currently covers a tractor and all its implements, a boat and plenty of firewood. Two shares includes 4 deluxe box stands on 15 acres of cultivated food plots for owner?s exclusive use. Each share allows two bucks and two does to be taken. Bucks are restricted to 15" inside spread or 4.5 years old. There is also excellent fishing on both Grand Lake and the Red River. Property is very secure, behind locked gates and patrolled. Club owns over 1,000 acres of water with twenty blinds for great duck hunting. This is a recreational paradise with unbelievable numbers of deer, turkey, ducks, hogs, rabbits, squirrels and other small game. It provides excellent public land access to tens of thousands of additional acres in Lake Ophelia NWF and Grassy Lake State WMA. Over one mile on the Red River adds all types of boating activities including freshwater fishing in additional to fine fishing in Grand Lake.

Grand Lake is a club where the membership owns all the land together. Each share owns the equivalent of 66 acres. You are paying less than $2,000 an acre for the land. The shares have appreciated greatly over the last ten years, but are still trading at a discount to surrounding acreage. The entire property is open to all members, but during hunting season you are allowed two tagged stands per share that only you can hunt. They must be at least 300 yards away from another stand. You also have the ability to hunt other locations that are not tagged as long as they are not within 300 yards of another stand.

You will be able to buy the camp and the shares and go directly to the stands and easily see deer on your first hunt. All food plots and stands are meticulously taken care of. You will see deer and kill deer at all stands.

The recent addition of gates has done a great job of creating a safe environment for all members. There is no outlawing, and any incidents have been quickly resolved.

One other plus is that this property is prospective for oil. The last lease expired when due to low oil prices, but oil prices will rebound and there is already renewed interest. In addition, the club will own all but 1,000 acres of timber at the end of 2017. The remaining 1,000 acres will be returned to the club in the next ten years. In addition, the club has yet to be place into a conservation easement or wetlands program which could be worth a minimum of $100,000 share in the current environment.
