Location: Very well located property approximately two to three miles north of Bandera in northeast Bandera County, Texas with good road frontage along FM 3240. The ranch is approximately 35 miles northwest of the Loop 1604/IH-10 intersection in San Antonio. Relative distances from nearby towns and communities are as follows:
• 2 miles northwest of Bandera;
• 25 miles west of Boerne;
• 23 miles south of Kerrville;
• 32 miles north of Hondo;
• 49 miles southwest of Fredericksburg.

Land Features: Gently rolling land with select hilltop view areas. Elevations range from approximately 1,300 feet along the Medina River to higher elevations in the north end of the ranch in excess of 1,400 feet. The property offers good balance of cleared native and improved pasture, bottom land or drainages, with heavy hardwood tree cover. Cypress trees grow along the Medina River. The balance of the wooded areas have live oaks, Spanish oaks and various other trees and brush. The wooded areas provide good cover for wildlife including white-tail deer and wild hogs. There are productive fields for grazing in the northern sector.
Flood: A portion of the property is in the 100-year floodplain; this relates to the bottom land and the drainages associated with the extensive water features including the Medina River and Montague Lake. There are many areas outside of any floodplain. Please reference the attached floodplain map.
Soils: The soils are referenced on the Soils Map. In general, the soils include Pratley Silty Clay, Anhalt Clay, Doss Clay, Kerrville Association, undulating, Orif Boerne Association, frequently flooded, Krum-Pratley Association, gently undulating and Oakalla Silty Clay, occasionally flooded.
Water: Extensive frontage along the Medina River. Good swimming holes along the nearly 6,000 linear feet of frontage. There is a large, approximate 45-acre private lake (Montague Lake) near the ranch headquarters. One 364 feet deep water well equipped electric submersible pump at the head quarters which provides water for the house and has an iron bacteria treatment system. There are two other wells; one near the barn/pens in the north, and another near the old house in the south. The property does not have rural water service.
Ranching: There is a longhorn cattle herd grazing the ranch. The typical stocking rate is or one animal unit per 20 acres. The cattle are not included in the offering.
Wildlife: The property has excellent typical wildlife for Bandera County to include white-tail and axis deer, wild hogs, turkey and dove. Montague Lake is a stocked body of water, and reportedly offers good bass fishing. The lake also has good seasonal waterfowl hunting.
Fencing: The ranch is fenced and cross fenced with standard height fences. There is a large set of cattle pens at the headquarters to accommodate the number of cattle on the ranch, and another set of corrals just west of FM 3240.
Improvements: The ranch has a headquarters constructed in phases over the years beginning in the early 1960's. The square footage of the various structures is based on that reported by Bandera County Appraisal District. The improvements are set up for a guest ranch.
• Rock Cabin/Lodge - 1,829 square feet of building area with a patio overlooking the lake, large rock fireplace and tile floors. A swimming pool flanks the rear of the lodge.
• Three Bedroom/One Bathroom Ranch House - has wood siding and a corrugated metal roof. The house has combination vinyl and carpeted flooring, upper and lower cabinetry and electric appliances in kitchen, one bath in the hall, breakfast room, etc.
• Ten rock cottages with pitched metal roofs and screened porches. The cottages total approximately 384 square feet each, and have an open configuration, a small kitchen and a separate 3-piece bath.
• Other ancillary buildings include two sheds and a fairly large smoke/barbeque building with a metal roof, screened enclosure and a large barbeque pit.
Minerals: Subject to outstanding mineral and royalty interests, the seller’s interest in the mineral estate is negotiable.
Easements/
Encumbrances: Electricity is provided by Bandera Electric Coop. There are no pipeline easements to our knowledge, but there is an electrical transmission line. There is no oil and gas production on the ranch.
Leases: The ranch will convey free of any long-term leases. The property is leased on a short-term basis for hunting.
Taxes: The ranch qualifies for agricultural use exemption. The property is in the Bandera Independent School District. The 2009 ad valorem taxes were $6,725.45 or $5.58 per acre.
