Water:

There are many seeps and springs in them and the owner built a small dam which created a small pond in the bottom near the barn. Although extremely dry as of this writing there is still visible water flow currently. Historically the ranch has quite a few springs in wet times. The ranch is watered via two water wells one older shallow well and another deep well that was drilled in 2007 which has been piped to all three living quarters.

The ranch has three separate living quarters....a new cedar cabin, a one bedroom house, and a metal building with living quarters and walk in cooler. When you combine all three houses you can comfortably sleep 12+. The ranch has a completely high fenced area that encompasses about 400 acres and a usable portion outside the high fence that encompasses about 65 acres. Most of the fences are in good condition. Many of the roads on the ranch are all weather roads and were constructed by the seller with use of an existing caliche pit on site.
Wildlife/Hunting:
This ranch is a hunting mecca!!! The owner has built up an excellent population of whitetail deer with improved genetics....with whitetails scoring in the 170 rsquo s and 180 rsquo s present on the ranch. It doesn rsquo t stop there...there are also aoudad, hogs, axis, fallow and more. A very unique hunting opportunity is free ranging elk outside the high fence where the owner consistently sees free ranging elk along with whitetail and many other exotics. He has even killed a 6x6 bull see pics !!! With all of the exotic wildlife in this area this property provides incredible year round hunting opportunities inside and outside the high fence.
