Terrain:
The Jones is nestled in the scenic Brazos River valley and includes land on both sides of the river. The west side contains 134 +/- acres, with elevation changes of 80'. The north section of this side has several ravines and draws, and there is a large bluff that provides beautiful views of the river and surrounding landscape below. The 14 +/- acres on the east side of the river is all thick brush and rolling hills, with the exception of one small, flat pasture. An ATV trail winds through the whole area. There are two small food plots cleared on this side as well. Vegetation includes tall elm trees, hackberry and chinaberry, as well as lots of wild plum thickets.
Water:
The ranch has approximately one mile of frontage on the Brazos River, a live-water stream. Traveling 1280 miles across two states, the Brazos is the 11th longest river in the country. On the ranch's north end, it straddles the Brazos for 0.5 miles, then continues down its west bank for another 0.5 miles to the south. The property sits just beyond where Polecat and Cache Creeks empty into the Brazos, which ensures the river flows well going through the ranch.
Near the main entrance, a rural water line and meter are in place. Several concrete water tanks are scattered throughout as well, which could have water piped to them for wildlife or livestock. There is also a large pond on the west side of the ranch, which holds water year around, and several other places where more stock tanks or lakes could be built.
Wildlife/Hunting:
The Jones has been under the same ownership for over 30 years, the last 10 of which has been professionally game-managed by Ranger Creek Ranch. Ranger Creek is an outfitting company in North Texas, managing over 10,000 acres in Baylor and Knox counties.
In addition to alternating crops on the ranch's three food plot areas (wheat, oats, alfalfa), feeders have been kept going year around. These include both spin and turkey feeders to distribute corn. Several troughs have been used for protein feed for the deer and hogs.
The ranch sports a variety of quality game, including whitetail deer, Rio Grande turkey (50-100 common), bobwhite quail (2-3 coveys), javelina, and feral hogs. There is duck and dove hunting along the river; predators include bobcat and coyote.
The whitetail herd has been culled and groomed over the past ten years, so that it will produce the best possible bucks a low-fence ranch can in this area. The racks resulting from this management generally have thick mass, multiple points, and strong B & C scores (140-180).
In addition to game hunting, the ranch also has fishing opportunities. The large pond on the ranch is currently stocked with bass and catfish.
The Jones offers an overall diverse hunting ground. The wheat field and open pastures are ideal for rifle hunting. Ranger Creek Ranch has established several hog baiting areas along the river too. The 14-acre tract across the river is filled with tall hardwoods and is great for bow-hunting.
Most of the fields on the surrounding ranches have been sewn in coastal bermuda, so the 45-acre wheat field here is one of the only growing winter food sources in the area. As such, it attracts wildlife for miles around, and the game trails going through the ranch and across the river to it are abundant.
There is little hunting pressure around the property. 1200 acres on the north and east sides is privately owned and is not currently hunted at all. A family-owned, 5000-acre ranch surrounds the Jones on the south and west and is only lightly hunted privately.
Improvements:
The ranch has an old farmhouse on its west side, with utilities and a septic system in place. The present owner had recently started a renovation project to turn it into a hunting lodge and has gutted the interior. The whole house has been rewired and new windows have been installed. The tin roof is in good shape. There is a covered rock porch that provides a great view across the pond and wheat field to the south. Other nice homesites with views are available too.
Next to the house is a detached, two-car garage, perfect for storing ATVs and/or hunting equipment. There are three other small outbuildings around the house. A pipe-fence corral in the backyard can hold your horses. There is plenty of room to build additional pens and barns, if needed, and the ranch has good perimeter and cross fences too. As such, the Jones can run a small cow/calf herd year around or is an excellent place to raise horses.
With frontage on Hwy 183, a paved two-lane road, there is easy, year-around access to the property. The road going from the main entrance to the house is an all-weather road. The interior ranch roads are well laid out and are designed for ATV use only.
On an historical note, the ranch has an old native American campground, located at the bottom of a hill. Several arrowheads, flint tools, and knife blades have been found here. There is also a large grindstone still standing at the base of the hill.
