Located approximately 7 miles north of Booker, Texas, this 400 + acres of grassland will be divided into two non-contiguous tracts and be offered for sale in an absolute online auction September 8 14, 2017. Both tracts have good access via all-weather county roads and have level to gently rolling terrain. Both tracts have a good stand of grass and there are two wells with submersible pumps providing livestock watering. This property would make a great addition to any cattle grazing operation.
Tract 1: This 160 + acre tract currently has a good stand of old world bluestem grass that has not been grazed the entire 2017 growing season. The property is fairly level with a gentle slope on the east side, and would be very suitable for cultivation. There is a good set up for livestock water with a submersible 8-10 gpm pump. The well is set up with a timer and a tank with an overflow into a small earthen pond.
Tract 2: This 240 + acre tract has a good stand of Old World Bluestem grass that has not been grazed the entire 2017 growing season. The terrain is level to gentle rolling. A dry creek bed that can be crossed most anywhere is a good source for winter grass. There is a small grove of trees in the far northeastern corner of property. There is a water well with submersible pump, timer and tank with an overflow. Wildlife in the area include deer, quail and turkey, offering some hunting potential.
Wind Royalty Lease: Tracts #1 and #2 are a part of the Blue Stem Wind Project, developed by RES and purchased by Exelon Generation in December, 2015. This wind project was completed in early 2017. The information we have been given by the Seller is that royalties are based on a pool of acres, with 1% royalty interest earned and split among all acreage landowners. This Wind Royalty Lease WILL CONVEY to the Buyer(s).
Transmission Line Easement: Tract #2 has a Transmission Line Easement with Clean Line Energy. This easement will be a part of the Warranty Deed. The information we have received from the Sellers is that if there is future transmission line development by Clean Line Energy, any damage costs will be split 50% to the Landowner and 50% to Clean Line Energy.
