The natural vegetation here supports a variety of wildlife. The bluestem grass, ragweed, and sunflowers are excellent for bobwhite quail. Mourning dove can be found in strong numbers too, during migratory season. With plenty of cover in the mesquite thickets and draws, the whitetails are thick! I didn't see a single stand or feeder on any of the surrounding tracts, so hunting pressure appears to minimal in the area. The open prairies and expansive views on the ranch are ideal for predator calling as well, such as for coyote or bobcat.
Improvements include a five-line, barbed wire fence around the perimeter, solar-powered water well, and utility lines run deep into the property. Several small food plot areas have been carved out as well. The ranch is set up to run cattle and has a tenant who will stay on to help manage the place, if desired.
Area attractions include Sandy Sanders Wildlife Refuge, which is just a few miles south of the property, and Quartz Mountain Nature Park, approximately twenty miles to the east. Sandy Sanders is 19,000 acres large and provides access to the Elm Fork of the Red River, hiking, camping, and additional hunting. Quartz Mountain is home to Lake Lugar, a 6200 acre lake filled with trophy trout, bass, crappie, catfish, and walleye. This state park offers public camp grounds, cabins and other lodging, trails, hiking, and scenic granite mountains.
