Crossroads Ranch is located at the intersection of Highways 6 and 152, just 3 miles south of Elk City. The northern 160 acres of the ranch are located on the northwest corner of the crossroads and the south 320 lies just to the south of Hwy 152 on the southwest corner of the crossroads. A small store/restaurant is located across Hwy 6 from the ranch. This location provides the ranch with great frontage on both a 4 lane highway and on a scenic 2 lane county highway.

At first glance, Crossroads Ranch looks like an open expanse of cultivated farm land and pasture. Its rolling hills and gentle slopes lead you to believe that you can see everything on the property from one spot, but you can't. The subtle slopes hide small wooded draws and shallow drainages that serve as travel corridors for game animals. Natural landforms and secluded areas of trees and plum bushes create bedding areas for wildlife. Small hills and humps provide great vantage points for hunting or viewing the Quartz Mountains on the southern horizon. Approximately 100 acres of land is in cultivation and 380 acres are in pasture.
Water:
Water is the x factor in western Oklahoma, especially after two years of hard drought. Fortunately, Crossroads Ranch has water from multiple sources. It has one small and three large ponds. A rural water tap is on the property, in addition to an old water well that needs to be reworked and a hand dug well at an old home site. Wet weather drainages can host flowing streams as large as creeks after rains but are dry through most of the year.
Improvements:
Boundary fencing is 5 to 6 strand barbed wire and is in good condition except in the SW corner of the property where it will need to be repaired or rebuilt. Some cross fencing has been done around the crop ground. Basic holding pens/smaller pastures have been established to help move and manage cattle. An old Quonset style barn is on the property that is serviceable but needs some maintenance. An old house and 2 sheds look to be past repair. Electric and rural water are available.
Wildlife/Hunting:
Wildlife needs water, food, bedding areas and travel corridors. These need for these four factors is even greater in western Oklahoma than in other places due to the open nature of the terrain. Crossroads Ranch offers a great combination of these factors with the existing ponds, wheat fields, wooded draws and drainages. There are deer and turkey on the ranch and in the recent past, quail were present. Unfortunately, the drought and the general decline of quail populations have taken their toll and quail numbers are down. Hog wallows can be seen in the mud along the pond banks.

Property Summary:
Crossroads Ranch offers a great mixture of features. It is located at the intersection of a 4 lane and 2 lane roads but the traffic is relatively light. It is close to Elk City and I-40 but your view to the horizon is dotted with only a handful of man made structures. It is out in the country but right across the road from a small store/restaurant and 2 miles from a great golf course. It produces income from ag production but also offers deer, turkey and hog hunting. It looks like it is almost all open but has a nice mixture of draws, drainages, and wooded areas for wildlife. It is in a dry part of the state and has suffered through a tough drought but it still has water. It has good boundary fences everywhere except in the SW corner and has few internal ones to block your path when walking the land.
