The land generally follows the Jim York Branch of Stoney Fork Creek. Incidentally, the Jim York Branch didnt go dry even during the drought of 2005. There is a 3 acre lake at the northern portion of the property and so many springs and seeps that water isnt a concern. The area down in the hollow is very heavily wooded and the ridge tops are reclaimed strip mines with outstanding grass, water in the low areas, and NO bare spots.
Access is no problem with a 4WD or 4-wheeler. The roads and trails are largely old logging roads and skid trails. There is a perfect building site of an acre or two right at the entrance to the place that has electricity right there on the road.
Timber rights transfer with sale. No mineral rights, surface estate only. Coal rights are limited to 10 cents per ton wheelage.
Property taxes are about $1,600 per year.
