The farm was deeded to the Harlan family by Lord Fairfax in 1760 and the Harlan family owned Spring Hill House for eight generations and 34 children were born in this sturdy home. They originally settled in this location because of this 2000 year old spring.
This estate includes five family houses dating from 1740/1800, 1853, 1917, 1977 and 1985. Out of this same family came the siblings who migrated from here to Kentucky, and later produced the 2 supreme court justices John Marshall Harlan I and II, grandfather and grandson.
The original stone springhouse on the property, dates back to the late 1700s and has been completely restored. The spring itself produces mineral water at an annual rate between 2,015 to 3016 gallons per minute.
The availability of the Spring Hill Estate offers an opportunity to own a part of the nations history. The estates grounds endured skirmishes during three different wars: The French and Indian War, The Revolutionary War, and The Civil War. This property can certainly provide an enviable, relaxed and healthful lifestyle. And it will do so only little more than an hour from the cultural and social amenities of Washington D.C. and Baltimore.
Tract 1
Consists of 74 Acres, 4 Houses, Spring produces 2000-3000+/- gallons per minute , Pond, Barns/Outbuildings, 7.5 Acre Leased Water Cress
Spring Hill House c. 1740 3182 Harlan Spring Rd, Martinsburg, WV 25403
The older section of the home is ca.1740, and consists of a log and stone structure with two large rooms and a loft. One of the two large rooms contains a 12x5 stone fireplace. Its wormy chestnut mantel still has candle flame marks from early candles that lit the room. This portion of the home has been significantly restored. About 1800, a three story log, stone and brick main house was added to the original small colonial home. Bricks used in this section first served as ballast for some of the packet boats that operated on the nearby Potomac River.
The house has an estimated 2157 sq.ft of living space. Main floor offers kitchen, dining room, living room and bath. Second level has 2 bedrooms and a full bath and attic has 270 finished sq. ft. This house has many updates, such as, electrical & plumbing with installation of a new septic. This house is truly a magnificent piece of history.
Bank-Style Barn
Near Spring Hill House stands an expansive bank-style barn 100x80 which saw considerable restoration activity in 2006. That effort included the application of a new metal roof, the restoration of mortis and peg support beams and headers, the installation of traditional, (real) tree trunk floor joists, just as originally done, some professional restoration of original hardware and doors, stabilization of the foundation and the installation of new tongue and groove flooring in the second floor hay mows. There are many other recently refurbished, functional and attractive outbuildings, both stone and wood, that add character to this historic estate.
Spring House/Pond
The original stone 1700s springhouse produces mineral water at an annual rate between 2,015 to 3016 gallons per minute. The flow was quantified by West Virginia Universitys Department of Geology as part of its ongoing water resource analysis. The study marked Spring Hills water flow as one of the states most productive.
Auntie's House c.1853 159 Lime Stone Lane, Martinsburg, WV 25403
In 1853, a log home was christened immediately as Aunties House, has been partially restored and tastefully renovated. Alongside this home is a functional and attractive stone building which pre-dated the construction of Aunties House and is fitted with musket ports.
This 1532+/- sq. ft home offers 2 bedrooms and 2 full bath, kitchen/dining room & living room. It has a new, nine-window sun room, new bathroom facilities, new laundry facilities, new kitchen cabinetry and newly re-fronted fireplaces. The house also has new electrical wiring, electric baseboard heat and new plumbing throughout. Aunties House is a quaint country cottage and located in a completely private setting, just a quarter mile from Spring Hill House.
The Thomas Beale House
A noted Harlan family member, Mr. Beale was chairman of the board of the National Cathedral and served as Americas ambassador to Jamaica. Thomas Beale, returned to the family estate in the 1970s and had constructed an outstanding house on a knoll facing the Northern Blue Ridge Mountains. The house was designed by none other than the internationally renowned architect, David Childs. David Childs is currently the principal designer of and managing architect for Number One World Trade Center. David Childs was the godson of, Thomas Beale (This house is part of a life estate. Please see important note below).
NOTE: Because The Thomas Beale House & Manhattan Transfer House are in a Life Estate, these properties will be unavailable to preview.
Manhattan Transfer House
In 1985, Mr. Beales sister retired from her work in New York. Mr. Beale was close to her and had a home constructed nearby to accommodate her in retirement. The house is a single story 1 bed/1bath bungalow, aptly named Manhattan Transfer (This house is part of a life estate. Please see important note below).
NOTE: Because The Thomas Beale House & Manhattan Transfer House are in a Life Estate, these properties will be unavailable to preview.
Important Note: While these two homes and the five acres surrounding them transfer with the sale of the Spring Hill estate, they are currently held in a life estate until the passing of the one remaining tenant. These two homes and the five acres will transfer to the ownership of whomever then owns Spring Hill House (Tract 1 including 74 acres Buyer). The life estate is not transferable to anyone other than the owner of Spring Hill House, as directly stated in Mr. Beales will.
7.5 Acres-Water Cress Pond-Income Producing
This property consists of a 7.5 acre watercress pond. This property is currently being leased to well-established Florida growers. This is a great income stream for the property.
The Overlook House c. 1917 2910 Harlan Spring Road, Martinsburg, WV 25403
Overlooks construction was completed in 1917 for Mr. and Mrs. W. D. Harlan following his retirement from active farming at Spring Hill. Later, W.D. Harlans nephew, James Leyburn returned to the estate to live at Overlook in retirement. His relocation followed a distinguished academic career that concluded with his service as Academic Dean of Washington & Lee University. Overlook was placed on what was then the center of the farm so as to strategically access the best views of the farms activities, and the distant, undulating Blue Ridge. The house was built mostly from lumber harvested on the farm, as were each of the estates other homes. Overlook is spacious and well appointed, containing eleven rooms and a huge attic and basement. The structure is covered in pebble dash stucco, a very durable, expensive and attractive textural finish.
The house is situated on 2.3 acres and offers four bedrooms and 2.5 baths, dining room with a built in hutch, living room with working fireplace, music room/parlor and a large walk-in attic space. There is an array of wonderful windows, four porches, original refinished heart-of-pine floors and pocket doors to separate the dining and living areas when preferred. The house was updated in 2006 with new wiring, custom interior and exterior paintwork, and a new roof with copper flashing at all four refurbished chimneys. There is a detached two car garage. This is a fabulous home in a beautiful setting.
