Creel Timber & Recreational Opportunity

The property is surrounded by the Talladega National Forest, but it does corner along County Road 1 in Bibb County. There is also a woods road through the national forest that accesses the tract from the north. The tract was planted in longleaf pine, which has become the dominant tree species on the upper slopes. Along the lower slopes, loblolly pine seeded in and dominated the site over the planted longleaf. This provides a nice diversity of timber, with some beautiful hardwoods occupying the stream bottoms. The pine stand has not been thinned yet, so there is the bonus of near-term income from a commercial thinning of the pine timber. This tract provides a great recreational opportunity, with the added bonus of access to 80,000 acres of national forest land!
