The guest cabin and shed were built to bring back the charm of the old west with antique doors, some salvaged windows and the classic tin roof. The berm of the main house features a log retaining wall toward the drainage ditch, which is graced by old willow trees. The berm of course makes the home very energy efficient. Not only that, but only the south wall of the home are solid logs. The west and east side of the home are half slabs on the inside and outside with 6"insulation in between. This will not only keep the bugs out, but also the cold in winter and the heat in summer. The utility bill for both homes is $ 50 per month and it isn't much higher in winter if you use the wood stove to help out. It took less than 2 chords for the whole winter last year. There are eight chords of wood neatly stacked, which will convey with the homes.
The "raw" water is gravity fed into the houses to flush the toilets. There is a 1,000 gal cistern which gravity feeds the water into the house. It costs $3 to fill up a 1,000 gallon tank, which lasts a whole month for a bachelor. There is a high water table and you can find water just 30ft down. I would drill a well and put a reverse osmosis unit under the sink. It certainly would not cost very much to do that.
The home comes with water rights and the lawn has an underground automatic sprinkler system. You certain could grow a nice garden there. The view is unobstructed to three sides, since the property is surrounded by ranch land as far as the eye will reach. The homes sit back from the road and there is one neighbor on one acre between this little compound and the county gravel road, which not only blocks off the noise, but also the dust.
The home is close to the Montana border and about one hour from Billings, one hour from Cody, one hour from Red Lodge (skiing!) and half an hour from Lovell. The school is in Deaver, just a few miles down the road.
