There is a deeded and recorded 30’ easement to the property from FM 1323 which is less than a mile.
This ranch offers spectacular views from the highest elevation on the south end of the property which is about 1,700’. Other nice locations for views and potential homesites are found at 1,500’ and 1,600’ elevations.

The only significant improvement is a simple 2 bedroom, 2 bath house of approximately 1,566 square feet, built in 1985. The home boasts an incredible porch with fantastic views of the lights of Johnson City. This house is located on the south end of the ranch with spectacular views to the south from an elevation of 1,700’. There is a small shed near the house. The old stone homestead, windmill and hand dug well stand as testimony to the heritage of the property.
The property is fenced on the west side with an 8’ high fence and the other three sides with 4’ range fence. All fences are in good to excellent condition.
The Windmac Ranch offers a tremendous amount of diversity as it is situated in the transition zone between granite and limestone. The terrain varies from level, bottom land, to the scenic hills that provide some outstanding panoramic views of the ranch and surrounding area. This property has been cleared of most cedars. There are numerous fern lined caves.
There are two intermittent spring fed creeks on the property and some seep springs along these creeks. The smaller creek has been dammed in two places, below the original homestead and below a knoll with a view overlooking the creek.
The second creek forms the headwaters of White Creek. White Creek has been dammed in one spot just below a small set of waterfalls and above a very significant waterfall.
A stock tank has been constructed near the house. There is another site for a larger tank or lake at the rear of the property.
The ranch has three water wells. Two of the wells have electric submersible pumps and are near the house. The third well is connected to a functioning windmill which pumps into a concrete storage tank near the middle of the ranch.
Wildlife consists primarily of whitetail deer, with some free ranging exotics, turkey, wild hogs, dove, porcupine, and other various small game.
Property taxes for 2005 were less than $2,500.
The ranch is offered for sale in its entirety or as parcels of approximately 150 acres or more, subject to survey.

From Johnson City, take Highway 281 North to FM 1323. Take a left on FM 1323 travel approximately 13 miles. Take a right on Nauman's Gap. The property is one mile from 1323 on Nauman's Gap, stay left at the first fork and go through the left gate at the end of Nauman's Gap. It has darker stone pillars and a cattle guard.
