This property is easily accessible about 6 miles down the paved Terlingua Ranch Road (sometimes called "Mailbox Road"), then a little less than 1.75 miles north on unpaved roads. The unpaved roads are in generally good shape but a high clearance vehicle would be handy. The road touches only a corner of the property so you will not have neighbors driving thru your property to access theirs. There is a power pole with electricity directly across the road from the property. The road touches only a corner of the property so you will not have neighbors driving thru your property to access theirs. There is a power pole with electricity directly across the road from the property. Proximity to pavement and to power are two important factors when shopping for land in Brewster County and reflect in the price. The closer you are to town, power and pavement, typically, the more expensive the property. The terrrain consists of low hills that rise in a northerly direction. There are several level spots upon which you can camp, build a cabin or park an RV. There are no roads going into the property but these can be easily made or you can carefully drive overland. The geology is a mix of ancient volcanic and igneous extrusions with some areas of cretaceous limestone. The ground in many areas is littered with quartz. A variety of cacti grow here along side creosote, sage, and annual shrubs. In the springtime the ground is carpeted with wild flowers. The view of the valley to the west is incredible and the sunsets are amazing. There is an old, collapsed, ranch house on the property which has a good stone foundation. There is an old water tank and water troughs across the road, which indicate a well existed nearby. There is a good chance that a water well can be successfully drilled here. Rain water pools in the saddles between the hills and attracts deer, javelina and other wildlife. Terlingua Ranch is a property owners association with annual dues of about $220 in 2024. The ranch maintains the roads to a degree that they are driveable in a high clearance 4x4. The Ranch headquarters is about 11 miles away, mostly on pavement. It's about a 25 minute drive. The Headquarters have rental cabins, showers, a nice swimming pool and a cafe. The drive to Study Butte/ Terlingua is about 30 minutes. It is about 35 minutes to the entrance of Big Bend National Park and 35 minutes to the Terlingua Ghost Town. The drive to Alpine, to the north, takes a little more than an hour. (All values and times and distances are approximate.)
