Property Summary:
West 4 Square Ranch is located in Bryan ...
West 4 Square Ranch is located in Bryan County, OK 28 miles northeast of Durant on a dead end county road. The ranch is separated into 20 pastures with 17 tanks/ponds providing water for every pasture.
The current owner has improved the fencing to incorporate an intensive rotational grazing program with no spraying of the pastures in over 6 years. The current owners were also consulted on their rotational grazing program by speaker and author Walt Davis from Calera, OK. A new owner has the option to continue with the current established program or develop a new management plan of their preference. Additionally on normal rainfall years the ranch has produced approximately 275 4'x5' bluestem round bales. The 160+/- ac that is also available and adjacent to the southern border typically produces 175 4'x5' round bales annually and has been utilized as part of the hay and grazing operation.
One main drainage on the north creates a runoff creek that has beautiful stands of hardwood timber in the bottom as well as on the rock ledge that surrounds it. The wooded fingers that extend out from the drainages act as perfect security for the deer and turkeys to move throughout the ranch. Hundreds of contiguous timbered acres on the northern portion of the property supply more than ample bedding and security cover for those elusive mature whitetails. The northern boundary of the ranch is only a mile south of Clear Boggy Creek which is one of southern Oklahoma's major creek systems. Not only does the "Boggy" provide miles and miles of solid cover, it also floods at least a couple of times a year filling the numerous wetlands scattered up and down the creek. Just to the east of the ranch the Clear Boggy comes together with Muddy Boggy Creek on their way to the Red River. I have personally been on half a dozen of the improved wetlands in the area and can say this area definately holds the ducks. The terrain on the ranch helps create natural travel patterns that can become recognized and predictable. 170" deer have been documented within a couple of miles either direction of this ranch including a state record which was taken only 6 miles WNW and described below and quoted from website. When it comes to deer this is the right neighborhood!!! Also check out a property I sold this year only 6 miles up the creek in Atoka County called Boggy Bottom Ranch. The deer are here!!!
"The 16-point whitetail taken in November, 1997 by bowhunter Larry Luman from Atoka is the number one typical deer in the Oklahoma Department of Wildlife Conservation rsquo s Cy Curtis Program Record Book.
The white-tailed buck, which was harvested just prior to the regular deer gun season, scored 185 and 6/8 Boone and Crockett points and weighed 160-pounds. The buck grossed 208 BandC points but had almost 14 points of deductions because the antlers were not symmetrical.
The deer was taken in southern Oklahoma in Bryan County."
If you're looking for a combination ranch for both cattle and hunting/fishing this is definitely it.
