Irrigated Missouri River Bottom ground rarely comes up for sale but this one south of St. Joseph is an excellent one. Over 67% of this is Class I soils with another almost 12% being Class II soils, that lay well and are easy to farm. There are 275 tillable acres out of the 290 making it 95% tillable and of those 220 are under center pivot irrigation meaning 80% of the tillable acres are irrigated. Of the three pivots on the farm one of them is a new Valmont remote controlled system, the other two were new in 2011. While excellent bottom ground, the farm sits just high enough that it did not flood in 2011.
