The farm will be sold on a dollar per acre basis based on surveyed acres. The successful bidder will be required to pay ten percent (10%) down the day of the auction and the balance will be due on or before December 1, 2016. Taxes for 2016 will be provided as a credit to the purchaser based on 2015 taxes. The farm is leased for the 2016 crop year and the Seller shall retain the income for 2016. Open tenancy for 2017. A title policy in the amount of the purchase price, subject to standard and usual exceptions, will be furnished to the buyer at closing.
