Tracts 1 thru Tract 6 known as the Master Key South Farm are in Twp. 46N, R9W, Sections 3 & 4 of Callaway County.
TRACT 1: 20.7 Surveyed acres with frontage on Highway C and access from the 60 ft. access & utility easement along the north side of this tract. This tract is primarily open and currently under cultivation with the balance in scattered trees, wooded fence rows and water-ways.

TRACT 2: 42.2 Surveyed acres with access from the 60 ft. access & utility easement along the north side of this tract. The tract is virtually all open and currently in row crop. The balance consists of a beautiful well-stocked lake, scattered trees, wooded fence rows and a large water-way.
TRACT 3: 78.7 Surveyed acres with access off the end of the 60 ft. access & utility easement. The front part of the tract is open and currently being used for hay production and cattle grazing. The balance is in mature timber.
TRACT 4: 80.7 Surveyed acres that will be accessed in the southwest corner off the 60 ft. access & utility easement. There is a lot of open ground that is currently being farmed with the balance in permanent grass and mature timber.
TRACT 5: 39.9 Surveyed acres with access all the along the south side from the 60 ft. access & utility easement. It is virtually all tillable and currently in row crop. There is a small area of mature timber along the northeast line.
TRACT 6: 117.1 Surveyed acres this is the largest tract in the South Farm. There is an existing access already in place directly off Highway C along the west side of the tract. This tract is primarily open and in a combination of row crops, hay production and permanent pasture. The balance is in mature timber and some scattered trees. Tracts 7 and 8 are known as the Master Key North Farm and will be accessed off the east end of Callaway County Road 408.
TRACT 7: 186 Surveyed acres with its own access in the very northwest corner off Callaway County Road 408. This tract is open along the north side and is currently being used for hay production and cattle grazing. The balance is in scattered trees and mature timber.
Tract 7 will be sold with a set of deed restrictions prohibiting No Confined Animal Feeding Operations, No commercial kennels, NO salvage yards and No more then two houses per tract.
TRACT 8: 137.2 Surveyed acres with its own access off Callaway County Road 408 in the very southwest corner. This tract is open in the southwest corner and along the west side with the balance in mature timber. This tract is currently being used for hay production and cattle grazing. The east side of this tract has frontage along Callaway County Road 409.
TRACT 9: 206.9 Surveyed acres accessed off the south end of N. Meadows Drive in Master Key 1 Subdivision. This tract is the largest being offered, the bulk of this piece is open and currently being used for pasture and hay production with the balance being in mature timber. PROPERTY LOCATIONS: At the junction of Highway 54 and South Business Hwy. 54 at the south edge of Fulton, MO, exit and take South Business Hwy. 54 north 1 miles to Tennyson Road, turn right onto Tennyson Road and go 1 mile to Highway C, turn right onto Hwy. C and go south 2.5 miles to Tract 6 on the left continue 1/2 mile to Tract 1 on the left, then turn left into private 60 ft. easement at the corner of Tract 1 and continue on easement road to Tract 2 on the right, Tract 5 on the left and Tracts 3 on the right and Tract 4 on the left at the end of the easement.
For Tracts 7 & 8 from Tennyson Road take Highway C south 1 mile to County Road 408, turn left and go 1/2 mile to Tract 7 on the right and Tract 8 on the left.
For Tract 9 from Tennyson Road take Hwy. C south 1.3 miles to Long Meadow Drive, Tract 9 on the left, continue a 4/10 mile to the entrance to Master Key Subdivision on the left into subdivision, then turn right onto N. Meadows Drive continue to the end of the Drive to Tract 10.
