820 acres with lush green wet creek bottom ground, Horse Creek runs through the ranch with Wildcat Creek flowing into Horse Creek in the middle of the ranch. There are 4 permitted ponds that are formed on Horse Creek itself and 33.6 acres permitted irrigation water from Horse Creek via the Oliver ditch coming from the Oliver reservoir we have a water abstract for all the permits and more water is available for irrigation permitting. Wildcat Creek is a seasonal creek which sub irrigates the acreage it flows through. About 180 acres are hayed along Horse Creek and Wildcat Creek. Two years ago, before the drought set in, the owner produced 220 round bales and 1,400 little square bales from the acreage which equates to to one ton of hay per acre hayed. There are also two permitted wells; one is 105 feet deep and flows five to ten gallons per minute, this supplies the house and corrals, the other well is 1,260 feet deep and flows artesian at three gallons per minute supplying two tanks in the pastures that the creeks do not water. Besides the deeded acreage there is a 40 acre State lease which costs $186.00/year and has ten acres of dryland hay that is cut every year, it is fenced into the deeded.
Wildlife abounds on the ranch including whitetail deer, antelope, pheasants, sharp tails, turkeys, geese, and an occasional elk. At one time the ranch had a bird license for raising pheasants and the owner is in the process of getting that license back from the Wyoming Fish and Game.
K 8th go to school just up the road at Little Powder River School and high school is 30 miles south at Gillette with school buses coming to the house.
The ranch is set up great for horses with a 4012- four stall foaling shed that has 2 runs attached. There is a 6-pen stud corral enclosure that is always away from everything and is built to handle the studs. There are two sets of working corrals one with a squeeze chute and head catch. The rest of the buildings are: 1830 metal building with two stalls inside, 12 x 30 metal building used as storage and 200-bushel grain bin. The house is a 1993 1680 mobile home, an old [1915] house is there also but not used. Internet and television supplied by a local business called Visionary, out of Gillette.
