This working ranch currently runs 75-100 head of sheep and 75 AUMs with 160 acres of irrigated hay ground and 160 acres of native dry land grass. Irrigation from Dry Creek runs year round. 160 inches of water decreed, July 15, 1894, of Rock Creek water, which comes to the ranch via the Consolidated Ditch. In addition there are 50 acre feet of Rock Creek Users Association. Irrigation ditch borders the NW corner of Sec 11 and the SE corner of Sec.10 & 11 with a stock dam in this section.

The B&L Ranch is a working Ranch located about 5 miles off Highway 212. Billings Montana is about 45 miles to the north and the Red Lodge Ski area is 10 miles to the south. The northeast entrance to Yellowstone National Park is just on the other end of the Beartooth Highway. Access to the Ranch is a gravel county road which DEAD ENDS at the Ranch; there is no public access through the ranch, but the school bus will pick up your children at your door.
The well maintained, 1100 square foot, log sided home has a concrete foundation, 2 bedrooms, one bath, a living room and kitchen with an enclosed. 10' x 10' glassed in porch area. The home was built in 1894, remodeled in 1955 and updated in early 2000. Heating is propane, a new propane hot water tank and lines were installed recently. The home is surrounded by towering trees, incredible views of the Beartooth Mountains with the Ski runs. Dry Creek meanders through the property offering you Brook Trout for the "catch of the day". Approximately two thirds of the ranch consists of gently sloping or flat irrigated fields, the remaining land consists of hilly pasture, well suited for grazing. The facilities lend themselves well to hone-breeding and training operation or its current livestock operation.
