So far we only have seven different owners on the 386 acres of Sheep Mountain Ranch. Three tracts are around 100 acres and three are between 40-50 acres; Two 21 acres in the southeast corner just sold.
We now have the nearly 100 acres for sale which the original owner had reserved for himself. He already had picked out a building site with the best views and brought phone and electric in. All electric wires are under ground. This large tract has a pond among the aspen stand, which also has a small creek running through the middle of it which often goes underground toward the end of the summer.
The north border is fenced and so is the north half to the east and west. The area is open range, so if you don't want your neighbor's horses on your property, you need to fence them out. The grass is lush and high in protein, as mountain grasses should be. The tract is hilly, but not too steep to harvest the hay, if you are so inclined. There is year round access and electric is on the property. The neighbors all around have strong wells pumping between 10 and 20 gallons per minute. The covenants allow for walking or horseback riding along the trails which lead along a spectacular private path into the National Forest.
