Description

Twin Pine Ranch – An Exceptional East Texas Ranch Property
Twin Pine Ranch is an exceptionally managed East Texas ranch located in the heart of Northeast Texas in Cass County.

Upon entering the ranch, a new gated entry welcomes you onto the property and provides easy access to the first meadow, which features a beautiful hilltop homesite overlooking a picturesque pond. Scattered oak trees near the pond will mature over time, enhancing the view and offering shade for relaxing or fishing.

The recently surveyed 148.5 acres include approximately 63 acres of high-quality hay-producing fields and 85.5 acres of marketable pine and hardwood timber. The sandy loam soils are ideal for both pasture and timber production, making the ranch well-suited for agricultural and recreational uses. The property also offers approximately 70 feet of elevation change, adding scenic variety and charm.

Selectively thinned timber stands were reforested two years ago with mast-producing hardwoods, improving the habitat for wildlife. A 15-year-old white oak stand near the northernmost pond further supports a diverse ecosystem.

Three ponds add beauty and function to the property. The largest, spring- and runoff-fed, was built in 1968 and maintains a consistent depth of 10–12 feet near the dock. It offers excellent fishing, with bass, catfish, crappie, and perch. The ranch also provides a haven for wildlife, including whitetail deer, turkey, dove, squirrels, and other Texas species.

A scenic trail, known as Pinecone Trail, winds along the east side of the large pond through mature timber and opens into a rolling meadow with stunning views.

Fencing is in place, including new net wire fencing on the north and west boundaries and existing fencing on the south and east sides.

Utilities are readily available, with Western Cass Water and Bowie-Cass Electric at the front of the property. High-speed DSL internet is available across FM 995, offering potential rural connectivity.

Twin Pine Ranch is a truly exceptional Texas property, meticulously managed for hay and timber production while creating a thriving habitat for wildlife. This rare opportunity offers immediate enjoyment and long-term potential for generations to come. Find Your Freedom!
