Pigeon Hill State Forest is 736 acres and is within walking distance (across the road!) and thousands of acres of additional NYS public lands are within a short drive.
The Seller is reserving the subsurface rights only to oil & gas for his and his wife's lifetime. At their passing the rights will come back fully to the property owner.
