A second irrigation well on the other side of the property, and it is in working condition too, just not currently being used. The pivot is Reinke, has seven towers, and is only two years old. It covers approximately 95 acres in the circle. The current farming tenant has used this ground to grow cotton.
Other farm land consists of fields totaling 180 +/- acres and are currently planted in wheat. Most of the dryland fields were irrigated at one time by a side roll system, before the pivot was installed. The soils are sandy loam (Tipton loam on the east side where the pivot is, primarily Grandfield loam on the northwest side). The tenant has also grown haygrazer. The soils would take well to coastal, if a person wanted more grass for cattle.
The pasture land on the farm consists mainly of a large block of around 130 acres, and several other smaller pieces of pasture around the fields. This large pasture is on the west side and has Buck Creek, a seasonal waterway, going through the middle of it. Along the creek are tall elm trees; in the pasture are mesquites. This grass has not been grazed in years due to the fences needing repair, and there is a lot of grass down there. (The current farmer uses a hot wire around the fields to contain cattle.) There is also evidence of deer and hogs in this part, from buck rubs and game tracks.
MINERALS:
The owner believes to have all of the mineral estate and will convey it at closing this is subject to the buyers inspection and verification. While there is not any oil or gas production in the immediate vicinity, it is extremely rare to find land that has all of the minerals in tact in this area.
