The property is located in central Chilton County near the Hubbard Community and is about 15 minutes northwest of Clanton. This area produces good numbers of whitetail deer and outstanding numbers of turkeys with a mixture of timber and agriculture in the general area. There is great access to the property as the tract has road frontage on both the east and west sides. Access along the east side is provided by road frontage along Chilton County Road 217 and access via the west side is provided by road frontage along Alabama Highway 191. The multiple points of entry are a fantastic recreational attribute to the property by allowing entry to either side of the tract while leaving the other undisturbed. A good internal road system traverses throughout the tract providing miles of recreational atv/utv riding as well as access to the multiple foodplots located throughout the tract.

Within the overall property there is a diverse mixture of food, water and cover that is oriented to serve as habitat to the deer, turkey, quail, dove and other game animals present on the tract. The habitat across the tract is a mixture of mixed-age merchantable pine plantation stands, bottomland hardwoods, natural regeneration and open fields utilized as wildlife foodplots. The eastern half of the property is primarily composed of pine plantation that appears to have been planted around 2000 and has been thinned. The western portion of the tract is more diverse with upland hardwoods and hardwood bottoms, mixed timber ridges and stands of older pine plantation that has also been thinned. A six acre lake was constructed with the dam in-place several years ago and will require some work to make fully operational. The topography of the tract is gently rolling with predominantly pine plantation along the upland areas and hardwoods in the drains and bottoms. Little Creek gently flows across the center region of the property creating a large hardwood bottom and transitional habitat for the wildlife between stands of pine plantation timber. A separate feeder branch lined by hardwood streamside management zones also traverses the eastern half of the tract and provides a good funnel with some great bowhunting spots. Mature pine stands with hardwood bottoms offer fantastic hunting habitat for the deer and numerous flocks of turkeys on the tract as shown in the game camera pictures from this season. Lots of wildlife sign including trails, rubs, scrapes, tracks and turkey scratching is abundant throughout the property. Twelve individual foodplots located across the tract provide strategic feeding and hunting areas with a mixture of surrounding cover and viewscapes including pines, hardwoods and two small ponds. Scenic views, multitudes of recreational options,diversified timber investment and close proximity to Birmingham or Montgomery make this property unique and highly desirable.
