Location: The Doby 40 Tract is located nine (9) miles northwest of Gurdon and eight (8) miles south of Hollywood and is further described as W of W of NE, Section 34, Township 8 South, Range 21 West, containing 40 acres, more or less, Clark County, Arkansas (see attached map).
Tract Description: Access is woods roads from Dobyville Road. Terrain is gently rolling. Timber consists of native merchantable pine and mixed hardwood. Merchantable Timber: Kingwood Forestry conducted an inventory of merchantable timber (one point per two acres with cruise lines running east and west) in November, 2016. Based on Kingwood's inventory, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 813 Trees; 77,251 BF; 658 Tons
Pine CNS: 155 Trees; 5,903 BF; 65 Tons
Oak Sawtimber: 51 Trees; 6,042 BF; 47 Tons
Gum & Misc. Sawtimber: 147 Trees; 19,867 BF; 151 Tons
Pine Pulpwood: 3,558 Trees; 916 Tons
Hardwood Pulpwood: 2,489 Trees; 675 Tons
Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Method of Sale: The tract will be sold on the basis of lump sum sealed bids. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, January 6, 2017. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with "Doby 40 Land Sale" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Completed offer forms may also be delivered by fax to 8702463341 or e-mailed. Driving Directions: In Hollywood, at Highway 53 and Highway 26 junction, drive south on Highway 53 for 5.9 miles. Turn right (southwest) on Bateman Road/Piney Ridge Road and drive 2.0 miles. Turn right (west) onto Dobyville Road and drive 0.1 mile. Look for pink/blue flagging on left (south) side of road, which is entrance to woods road. Drive south .15 mile on woods road to northwest corner of tract, marked with pink flagging/painted blue blazes and For Sale sign.
