This farm is nicely located on gravel and rock roads 3 miles east of Fact or 2 miles south and 1 mile east of Kimeo. The southeast corner of the farm is the intersection of Valley View Road and 30th Road in Clay County.
This farm, 80 acres, more or less, consists of 47.24 acres cropland, now all enrolled in the Conservation Reserve Program, with the rest being timber, native grass pasture, waterways and corrals. There is a good small barn, about 100 feet of concrete feed bunk, and some cattle pens. A branch of Fancy Creek runs through the west side of the farm, with many desirable mature trees. ...

The 24.53 acres CRP of the cropland fields expires in 2013, and has a payment rate of $48.00 per acre. The 18.69 acres CRP expires in 2020, and has a payment rate of $48.00 per acre. The 4.02 acres buffer strip CRP expires in 2016, and pays $78.20 per acre. The 18.69 acres CRP with an expiration date of 2020 could be terminated immediately and turned into cropland by paying back 25% of one year’s payment, or $12 per acre. The soils on the CRP land are about ½ Hobbs silt loam along the creek and ½ gently sloping Crete silt loam on the upland. The native grass CRP has been nicely maintained and enhanced with several food plots along the field borders. This farm’s habitat is excellent for bobwhite quail, pheasant, whitetail deer, turkey, and other wildlife. The 2009 taxes were $443.50.
Terms: Ten (10) percent down, the balance due in 30 days. Possession will be given at closing. The CRP payments will be pro-rated to the date of closing.
