The tract has about 1 mile of river frontage along the Saline River and is located just one-half mile upstream from the Arkansas Game and Fish Commission - Pool Access boat landing at Highway 79. The tract can be accessed from the west by woods road off of a gravel road or from the river by boat creating good opportunity for recreation access.

The timber on the property consists of a combination of patches and scattered large hardwood timber and heavily stocked natural hardwood regeneration estimated at about 10 years of age. The larger hardwood timber exists in patches across the property and along the river and drainage ways and consists of a mix of oak, gum and cypress. In open areas, the property is heavily stocked with naturally regenerated hardwood that is now around 15-20 feet in height. The regeneration has a strong component of red oak and gum saplings. This regeneration should offer good potential for long term timber production. The Saline River is very well known for producing some of the best quality oak timber in the state of Arkansas. The river dynamics of well drained soils with wet season flooding offers fertile soils and sites which are strongly suited for growth of quality timber.
The property offers great hunting and recreation opportunities. White-Tailed Deer, Wild Hogs and Wild Turkey are prevalent in the area offering great hunting potential for the owner. The property can be accessed from the river, which offers the opportunity for fishing as well, and the ability to access high ground areas during wet periods.
