Tract Description: All of the timber on the property was harvested in 2015. The predominant timber type prior to harvest was pine sawtimber. If timber management is your objective, this property will support intensive pine management and is ready to be site-prepared and planted. Timber production is the primary land use in this part of Cleveland County, Arkansas however, there is some poultry and cattle production in the area and this property would lend itself to such agricultural land use. Topography and Soils: The topography is flat to gently rolling. The soils consist predominately of Caddo and Wehadkee silt loam soils where the topography is flat and Prentiss and Savannah fine sandy loam soils with 3 to 8 percent slopes where the topography is gently rolling. These soils are productive for Loblolly Pine with an average site index of 87 Feet (base Age 50) per the NRCS Web Soil Survey. Approximately 73% of the soils on this property are considered prime farmland or farmland of statewide importance.
