This is a highly desirable irrigated property with extremely productive soils, which have recently supported high-yielding corn, cotton, and soybean crops. The 2,346 ± acre tract includes 1,704.24 ± cropland acres, of which approximately 97% is irrigated, and 75% has been leveled for drainage and furrow irrigation.

Soils:
Class I and Class II Bosket, Dubbs, and Dundee sandy loam and silt loam soils—ideal for corn, cotton, and soybeans—comprise approximately 43% of the cropland. Class III Forestdale and Tunica silty clay loam and silty clay, also suitable for these crops, make up about 34%, while the remaining balance consists of Class IV Sharkey clay, suitable for rice and soybeans. Approximately 259.59 ± acres have been precision-leveled and incorporate a tailwater recovery irrigation system.

Improvements Include:

  • 12 turbine wells with gearheads and pumps

  • 2 turbine relift pumps in a tailwater recovery pond and feeder ditch

  • 1 Valley half-circle pivot (2,540 ± ft.)
