Property Summary:
Located in a rural a...
Located in a rural area of Coal County about 25 miles east of Ada, OK along the banks of two creeks lies the Muddy Boggy 709. This ranch is richly diverse as an ideal combination ranch. The creeks are surrounded by bottom land that is known for its fertile and productive soil as well as outstanding wildlife. The house is located near County Road 1550 which is also the northern boundary of the property. Graced with a tremendous variation in terrain and features, this property transitions from rolling hills with moss covered boulders to flat pecan bottoms along Big Sandy Creek and Muddy Boggy Creek. A road system is in place that allows access to all of the property most of the time. Several days a year the Muddy Boggy will get too high to cross which will cut off access to the land on the other side of the Boggy. Elevations vary quite a bit and are highest on the western portion of the property then drops off into the bottoms. From the highest point on the ranch to the Muddy Boggy the elevation change is about 130+/- feet. Both creeks meander through the property and are bordered with beautiful mature hardwoods. Big Sandy Creek dumps into the Boggy in the southeast portion of the ranch. Much of the open area along the creeks has a Bermuda base and fantastic scattered pecan trees. Driving through the bottoms is truly an enjoyable experience as you meander through a mix of open areas surrounded by wood lots that create perfect security cover for deer, turkeys and pigs. The potential exists to create duck habitat along the Boggy or to hunt ducks in the oxbow lake and the 4.5+/- ac pond on the southeast side of the ranch.
All and all this property has all the right components for a great combination place with all of the highly desired features all wrapped into one place.
