This mixed use recreational, farmland, or development 233 acre property is located in Coffey County Southwest of Beto Junction and North of John Redmond Reservoir. It has a variety of habitat that supports abundant wildlife. There is a 71 acre tillable field is currently planted to beans and it has heavy whitetail deer sign along the edges of the field. The deer are entering the bean field from the 120 acres of CRP that is located on the property. Deer trails come out of the thick timbered ravine and cross through the CRP into the beans. This creates an ideal position to harvest a mature buck while he stages in the CRP on the way to the agricultural fields to feed. There are also crops planted on neighboring properties that consist of corn and beans. A nice deer has been captured on trail camera and a much bigger deer was seen while viewing the property. This is one of those places where you do not need to do a bunch of prep work to have a great deer season. Put up your stands or set up your blind, get it in it, and hold on to your weapon of choice! Outside of deer hunting there are opportunities to hunt turkey, quail, dove, and small game such as rabbits, and squirrels. Throughout the farm there are walnut trees that are at age that they can be harvested. The creek that runs through the ravine has many opportunities to create a large fishing pond or several marshes for waterfowl hunting. As a duck would fly it is 9.5 miles from the Wolf Creek Power Plant to this farm. The property is situated next to the Harshman Rock Quarry and it is predicted one day that the quarry will need to mine the rock that sets under this farm. Although there is not a current contract or any production associated by or between the quarry and this farm it does set in a great location to be involved in that in the future. Mineral rights do transfer to the new owner, but the seller will except a lower price if the new owner does not want the mineral rights. 120 acres are enrolled in CRP for $55 per acre and the seller has agreed to rent the 71 acres of crop production at $100 per acre.
