Tract 3 of this auction totals 147 acres more or less and like Tract 2 that adjoins it to the north, it will find interest from multiple buyer types including beef producers, speculators, and developers. Located just east of Burlington and across the paved road from the Country Club Heights subdivision, this tract is composed of cropland and mixed-grass pasture with a small pond.
The south end of the property is bordered by the paved 12th Rd. which is the main artery running west out of Burlington. This section is composed mostly of a crop field and a set of cattle improvements. Theres some of these improvements that are not permanently affixed and will be removed by the Tenants to whom they belong. The total tillable acres on this parcel is approximately 34 acres with soils in this area consisting of predominantly good Class 2 Woodson Silt Loam.
The balance of the property is composed of a mix of tame and native grass pasture that has served the tenants well in past years as a wintering location for their cow herd. The fences around the pasture are barbed wire that range from adequate to excellent. Theres a short stretch near the northeast corner of this tract that will need some division fence constructed if Tracts 2 and 3 sell separately and you intend to graze cattle. The livestock water is provided by a small pond in the northeast quadrant and theres also rural water near the south boundary. The pond is showing the effects of the 2023 drought but typically has water in years with average precipitation.
Unlike Tract 2, this tract has only a small portion that is located within the floodplain. Combining this fact with proximity to Burlington, rural water, electric service and pavement frontage makes one have to consider upside potential from possible future development. The workforce at Wolf Creek is aging and as they retire, there should be continued demand for quality housing which Coffey County never seems to have enough supply of. Theres also serious ongoing talks for potential new industry coming to the County that could bolster development appeal.
